The Designer III role is focused on advancing our future projects with cutting‑edge design, quality assurance, and client engagement.

Work Schedule & Location

Flexible schedule: M‑F, 6‑9 am start, 3‑6 pm finish. Office hours are 7 am‑4 pm. A full 8‑hour day is required, with occasional overtime to meet project needs. The position is on‑site at our corporate office in Bellevue, WA.

Compensation & Benefits
  • Salary range: $90,000 – $115,000 per year, based on experience and location.

Responsibilities
  • Discuss building and zoning code issues with project team, addressing ambiguous “grey” areas.
  • Provide creative design contributions; present new ideas during meetings and lunch‑and‑learn sessions.
  • Develop and deliver presentations to architects, project managers, consultants, and Design Directors.
  • Produce high‑quality construction documents using Revit/BIM; explore advanced system capabilities.
  • Control access to original drawings and architectural files for authorized personnel.
  • Prepare construction drawings based on approved site plans, floor plans, and codes.
  • Coordinate preliminary site plans with senior architects, considering topography, survey, easements, and local standards.
  • Review grading and drainage plans for compliance with ACG design requirements.
  • Attend and contribute to weekly RFI and coordination meetings.
  • Support most projects by understanding ACG standards and procedures.
  • Prepare reports documenting compliance with contract documents and coordinate with architect of record.
  • Provide weekly status reports to supervisor; respond to AHC/BI issues, RFIs, submittals, and change orders promptly.
  • Coordinate with outside consultants—local architects, building departments, fire, engineers, surveyors—on project needs.
  • Serve as ACG design contact with outside consultants.
  • Monitor work by outside consultants, ensuring timely completion.
  • Assist with ADA compliance, quality control plan reviews, and accuracy checks of consultants’ drawings before distribution.
  • Follow all ACG design policies and procedures.
  • Promote teamwork with coworkers and external consultants to meet schedules.
  • Represent the company professionally at all times.
  • Maintain punctuality and adjust schedules to meet deadlines; review and coordinate priorities weekly.
Qualifications
  • Bachelor’s degree in architecture or related field (minimum).
  • At least 7 years of professional experience; 4+ years of multifamily design preferred.
  • Minimum 5 years of Revit experience; education experience counts.
  • Ability to work independently with minimal oversight.
  • Knowledge of building codes and requirements.
  • Exceptional attention to detail and organizational skills.
  • Effective communication and teamwork abilities.
  • Positive, collaborative attitude.
  • Strong English reading, speaking, and writing proficiency.
  • Proficiency in Microsoft Office (Excel, Word, Outlook).
