Description Summary
The Associate Asset Manager will work directly with Managing Directors and Asset Managers to oversee a portfolio of multifamily investments throughout the United States. This role is a highly visible position that combines financial analysis, strategic asset management, operational oversight, and portfolio reporting. The Associate will support the development and execution of business plans designed to maximize property value and investor returns, while maintaining strong relationships with third‑party property managers, internal partners, lenders, and joint venture investors.

PrimaryDuties & Responsibilities
- Support Asset Managers in executing asset‑level business plans and portfolio strategies across multifamily investments.
- Develop and maintain financial models used for asset valuations, hold/sell analyses, refinancing evaluations, capital allocation decisions, and investment underwriting.
- Assist in preparation and review of annual budgets, operating forecasts, capital plans, and strategic business plans.
- Perform monthly and quarterly financial analysis, including variance reporting, trend analysis, cash flow forecasting, and NOI improvement tracking.
- Evaluate property performance and identify opportunities to drive revenue growth, expense reduction, and operational efficiencies.
- Analyze lease trade‑out trends, occupancy performance, concessions, renewal pricing, collections, delinquency, and other key operating metrics.
- Support Analyst and AM Coordinator in prioritization and deployment of task management.
- Develop strong working relationships with third‑party property management companies and participate in ongoing performance reviews.
- Monitor operational performance and provide recommendations regarding leasing strategy, expense management, staffing, resident retention, and capital investment.
- Conduct property inspections and market tours to evaluate physical condition, competitive positioning, renovation progress, and business plan execution.
- Assist with oversight of capital projects, renovations, unit upgrade programs, and value‑add initiatives, including budget tracking and return analysis.
- Support transition planning for acquisitions, dispositions, refinancings, and management changes.
- Assist in preparing quarterly investor reports, lender reporting packages, internal presentations, and partnership updates.
- Prepare asset review materials, approval requests, investment memoranda, and presentation materials for senior leadership and investment committees.
- Support portfolio‑wide initiatives, benchmarking efforts, operating reviews, and special projects designed to improve portfolio performance.
- Collaborate with acquisitions, finance, legal, construction, and property management teams to ensure consistent execution of business plans.
- Provide coverage for Asset Managers during vacations, transitions, and periods of increased workload.
- Support underperforming assets through operational reviews, financial analysis, and implementation of corrective action plans.
- Mentor analysts and assist in training team members as appropriate.
- Continuously develop asset management, financial modeling, market analysis, and investment management capabilities with a path toward direct portfolio ownership.
