The Porter is responsible for maintaining the grounds, curb appeal, clubhouse, amenities, and other common areas at one or more properties to preserve the asset and provide a quality living environment for residents.

• Maintain cleanliness of exterior areas: sidewalks, parking lots, courtyards, landscaping. Include sweeping, blowing, picking up trash, pet waste, removing debris.
• Clean and maintain common areas such as lobbies, hallways, stairwells, laundry rooms, fitness centers, restrooms. Ensure supplies stocked and windows, doors, glass surfaces polished.
• Report maintenance issues or safety hazards to Maintenance Supervisor, Community Manager or General Operations Manager.
• Ensure trash receptacles emptied and surrounding areas clean; assist removal of bulk trash and follow recycling procedures.
• Interact with residents and visitors professionally, address concerns or direct them to appropriate staff.
• Perform seasonal tasks: snow/ice removal, leaf blowing, pressure washing.
• Follow safety procedures, use PPE, report hazards immediately.
• Other duties and tasks may be assigned as needed.

• High school diploma or GED equivalent.
• Some custodial or general maintenance experience preferred.
• Ability to use a personal smart device for property apps and basic computer tasks, including Microsoft Office Outlook.
• Ability to read, write, and speak English.

• Operate in a fast-paced indoor/outdoor setting; multitask and adapt to changing priorities.
• Weekend availability possible; five days a week required.
• Continuous physical effort, heavy lifting (over 50 lbs), frequent standing, walking, bending.
• Occasional travel to various locations for meetings, projects, client visits.

• No formal supervisory responsibilities.
• Communicates basic technical or factual information with colleagues and immediate managers.
• Routine problems solved by following clear directions; limited judgement.
• Decisions generally affect own job and rarely affect others.

The pay range is $20.00 - $27.40 per hour. New hires start $20.00 - $23.08 per hour. Final salary offer based on skills, experience, equity, organizational needs.
