The Maintenance Supervisor is responsible for all maintenance aspects of the community’s operations and objectives. Accountable for operating the property budget with the primary objective of increasing the Net Operating Income (NOI), maintaining the physical asset, providing a quality living environment for residents, and establishing a positive and productive working relationship with the staff. Depending on asset size and staffing level, the person in this position may be required to be on‐call for after‑hours emergencies.
This position reports to the Community Manager or General Operations Manager.
- Supervise and direct a team of maintenance technicians, assigning tasks, and ensuring that work is completed efficiently and to a high standard. Provide on‑job training and ensure staff are knowledgeable about property systems and maintenance procedures.
- Perform and oversee repairs on various property systems and equipment, addressing issues as they arise. Respond to and prioritize work orders submitted by residents, ensuring timely and effective resolution of maintenance issues. Implement and manage a preventive maintenance schedule for HVAC, plumbing, electrical, etc.
- Conduct regular inspections of the property, including common areas, buildings, and equipment, to identify maintenance needs or safety hazards. Ensure compliance with local, state, and federal regulations.
- Work within the maintenance budget, ensuring repairs are cost‑effective. Maintain an inventory of tools, equipment, and supplies.
- Obtain quotes for services, recommend vendors, and assist in managing contracts for outsourced work. Coordinate with internal stakeholders and contractors for specialized repairs or large projects.
- Be available for after‑hours emergencies. Interact with residents professionally, addressing maintenance concerns and ensuring satisfaction.
- Implement and enforce safety procedures, ensuring compliance with OSHA and other regulations.
- Maintain accurate records in Sight Plan or shared trackers. Provide regular updates to property management.
- Other duties and tasks may be assigned as needed.
- High school diploma or GED equivalent. 3–5+ years of property management industry or related experience.
- HVAC and/or CPO license preferred.
- Proficient knowledge of electrical, plumbing, and appliance repair with hands‑on experience. Knowledge of environmental/industrial hazards (asbestos, lead, mold, radon).
- Ability to use a personal smart device for property operations and communication. General understanding of Microsoft Office and property management software.
- Proficient in English (read, write, speak). Proven organizational and time‑management skills and ability to supervise 2 or more associates.
- Operates in a fast‑paced setting both indoors and outdoors; multitasks and adapts to changing priorities.
- Frequent client/customer interaction; effective communication and professional demeanor.
- Flexible schedule: any of the 7 days of the week, 52 weeks per year. Must attend training as scheduled.
- Physical effort: heavy lifting over 50 lbs, standing, walking, bending, and possible machinery operation.
- Occasional travel to properties; minimal travel may be required.
- Formal supervision of associates within a single operational area. Responsible for recruitment, selection, promotion, performance appraisal, coaching, and staffing level monitoring.
- Clear communication of technical information with colleagues and managers.
- Limited ingenuity and evaluation to perform varied and semi‑complex tasks.
- Decisions that significantly impact results of the job sub‑function or function.

The pay range for this position is $31.25 – $43.75 per hour. New hires generally start between $31.25 and $37.50 per hour. Final salary offers will be based on skill set, experience, internal equity, and other business factors.
