Job Overview

The Maintenance Technician assists in carrying out corrective, preventative, routine, emergency, and cosmetic maintenance tasks for properties, under the supervision of the Maintenance Supervisor and Community Manager. The role includes the make‑ready process, emergency on‑call service, and support of daily operations.

Essential Duties & Responsibilities
  • Community maintenance – regular daily onsite attendance; respond to resident/management requests and work orders for common areas, buildings, and units.
  • Repair, replace, and maintain all community common areas and units.
  • Assist scheduling and performance of all maintenance/repair‑related turn events.
  • Daily cleanup of exterior grounds, breezeways, and all common areas.
  • Perform swimming pool maintenance and cleaning, maintaining accurate chemical logs.
  • Inspect grounds, buildings, and other community features daily to identify and correct hazardous conditions.
  • Maintain and expand the preventative maintenance program.
  • Follow Asset’s key policies and maintain a well‑organized, safety‑compliant maintenance shop.
  • Promote safe work practices and aid in hazard communication program.
  • Participate in unit inspections and monitor inventory of equipment and supplies.
  • Maintain accurate records of service requests, EPA/OSHA standards, preventative maintenance, and make‑ready status.
  • Assist with upkeep of office, common areas, and model units.
  • Report observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager.
  • Participate in on‑call emergency service at the community.
  • Use property resources, equipment, and supplies efficiently.
  • Perform additional tasks as requested by Maintenance Supervisor and Community Manager.
  • Deliver excellent customer service and monitor service request turnaround.
  • Project a favorable image of the community to achieve property objectives.
  • Maintain consistency in dealing with residents on all matters, enforcing delegated community policies.
Education & Experience
  • High School Diploma or Equivalent.
  • Basic computer skills and understanding of on‑site software functions.
  • Knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
  • Regular movement, ascending/descending ladders, stairs, ramps, and step stools.
  • Reaching, lifting, and moving objects of up to 100+ lbs., operating machinery and power tools.
  • Exposure to outdoor weather, hazardous chemicals, and overtime, weekends, night hours on‑call.
  • Ability to stand or sit for prolonged periods.
License & Equipment
  • Reliable transportation for emergency on‑call duties.

Compensation is based on skill set, background, training, and certifications. Full‑time employees receive a comprehensive total rewards package including medical, dental, vision, life, accidental, disability insurance; 401(k) with employer matching; and commissions and performance bonuses, when applicable. Paid sick days and company holidays are also provided.

Salary Range
: $27 per hour to $30 per hour
