POSITION

SUMMARY

The Construction Project Manager manages the overall project direction, schedule, and financial outcome of construction projects and administers both the owner and contractor relationships for assigned projects. This position requires a thorough understanding of construction processes and regulations, as well as the ability to manage multiple projects simultaneously utilizing industry standard processes. The position requires business management, leadership, organizational and time management skills, as well as strong communication and client service skills to drive projects to successful outcomes.

PRIMARY

DUTIES & RESPONSIBILITIES Project Planning & Management
  • Manage all phases of the project lifecycle including pre-design/planning, scope development, procurement, construction, commissioning, and closeout.
  • Manage comprehensive project plans including risk management and quality control through effective communication.
  • Ensure project data and documentation is accurate and timely. Track progress of each project against goals, objectives, approved budgets, and timelines.
  • Work cross-functionally to assist with pre-construction efforts in support of all departments.
  • Thoroughly review all construction documents for accuracy, including drawings, specifications, submittals, and change orders.
  • Assess change requests to resolve impacts to scope, budget, schedule, quality, and risks.
  • Oversee performance of projects including status updates, schedules, cost control, and change management systems.
  • Lead and/or attend project meetings including pre-construction, design, client status updates, OAC, and site walks.
  • Develop and manage project budgets, review, approve, and track payment applications ensuring financial accountability for invoices and change orders.
  • Assist in preparation of contracts and bid packages, conduct bid evaluations, and provide recommendations to stakeholders.
Stakeholder Coordination & Compliance
  • Develop and maintain relationships with stakeholders including clients, vendors, designers, and consultants.
  • Review inspection and test data for compliance with specifications.
  • Develop and maintain site logistics plan in coordination with Superintendent and/or sub-contractors.
  • Review and manage compliance for on-site safety protocols.

JOB SKILLS & ABILITIES
  • Computer knowledge and proficiency, including MS Office products and MS Project.
  • Experience with construction management software such as Yardi, Bluebeam, Procore, and Smartsheets preferred.
  • Ability to analyze constructability of various projects.
  • Ability to read and understand architectural, civil, electrical, and mechanical drawings.
  • Strong written and verbal communication skills.
  • Ability to function effectively as part of a collaborative team at all levels as well as the ability to work independently.
  • Ability to exemplify company values in all aspects of job performance.
