Overview
Amazon operates a world-class network of large, technologically advanced fulfillment centers across North America. The North American Real Estate Team is responsible for strategic development, acquisition, and disposition of all facilities in the Amazon Fulfillment Network.
The Senior Manager, Real Estate Development will serve as a critical leader within the NA Ops Real Estate Team, responsible for driving Amazon's long-term industrial real estate strategy across multiple markets and development initiatives. This senior leadership role requires an individual who can operate as both a strategic architect and organizational leader, directing a team of senior development managers while maintaining oversight of complex, multi-billion-dollar development portfolios.
The role demands exceptional leadership skills to guide cross-functional teams in proactively identifying, developing, and delivering facilities that anticipate Amazon's future operational needs throughout North America. This position encompasses end-to-end portfolio ownership from early market analysis and team development through strategic execution and operational delivery, focusing on building organizational capability, operational resilience, and strategic value across Amazon's fulfillment network.
Lead and develop a high-performing team of senior development managers, providing strategic direction, mentorship, and performance management while building organizational capability
Drive enterprise-level strategic development initiatives spanning multiple markets and years ahead of identified capacity needs, creating competitive advantages in market positioning, development timing, and cost-to-deliver
Oversee portfolio management encompassing site evaluation, acquisition, entitlements, design development, etc. large, complex industrial developments valued at $100MM+ per project
Establish and execute enterprise financial stewardship frameworks including portfolio-level feasibility analyses, investment evaluation methodologies, budget oversight, and risk mitigation strategies to optimize economic returns
Design and implement scalable processes, tools, and systems that enable predictable, efficient project delivery across your team's portfolio, balancing speed, flexibility, cost-effectiveness, and operational excellence
Build and maintain strategic partnerships with senior-level internal cross-functional teams and external stakeholders including major developers, government officials, landowners, and industry leaders
Lead complex multi-jurisdictional entitlements and permitting strategies, directing relationships with government officials and regulatory bodies while ensuring strategic approvals for critical development projects across your portfolio
Drive data-informed strategic decision making that considers enterprise-wide impacts, network optimization, and competitive positioning within key Metropolitan Statistical Areas (MSAs) and emerging markets
Our North American Real Estate Team secures real estate for Amazon operations across the continent. As a Senior Manager, you'll lead a team responsible for directly influencing current business requirements while shaping and forecasting future capacity needs that extend years beyond current planning horizons. You'll be instrumental in Amazon's long-term expansion strategy, working to anticipate where and how our network will evolve while developing the organizational capability to execute on these strategic initiatives.
