Assistant Community Manager

The Assistant Community Manager is responsible for overseeing everyday operations and financial functions of the housing community under the supervision of the Community Manager. The role includes managing personnel, leasing, maintenance, financial, administration, and risk management in the Community Manager’s absence, ensuring compliance with company policies, safety and fair housing guidelines, and liability obligations.

Essential Duties & Responsibilities Financial Management
  • Post all payments and income received from applicants, residents, and non-current residents accurately and timely.
  • Process and reconcile daily account receivables.
  • Monitor and follow up on delinquent accounts, preparing late notices and coordinating resident or guarantor contact and filing evictions.
  • Assist the property in meeting budgeted revenues, expenses, and Net Operating Income.
  • Post all charges to resident and non-current resident accounts, including utility bill backs where applicable.
  • Complete all end‑of‑month closing procedures and reporting.
  • Maintain accurate record keeping and audit resident files.
  • Conduct unit walks to collect move‑out charges, statements, and security deposit refunds.
Personnel Management
  • Maintain regular/daily onsite attendance.
  • Screen, hire, train, coach, and develop onsite staff following company directives.
  • Provide ongoing training, coaching, counseling and guidance in compliance with asset training benchmarks.
  • Promote staff harmony and quality performance through support and effective leadership.
  • Ensure staff compliance with company policies and procedures.
  • Lead leasing management: effective techniques for lease closure, follow‑up, signing/documentation and accurate reporting.
  • Implement marketing strategies and systems from the annual marketing plan.
  • Address resident complaints, concerns and requests to ensure satisfaction.
  • Develop and implement resident retention programs.
  • Effectively show, lease, and move in prospective residents.
Administrative Management
  • Maintain excellent customer service and monitor service request turnaround and response of maintenance staff.
  • Ensure property appearance and timely completion of repairs via regular inspections.
  • Assist in supervising business functions related to operations.
  • Plan and use property resources, equipment and supplies economically, sourcing bids/pricing from vendors and contractors.
Education/Experience
  • High school diploma or equivalent; bachelor’s degree preferred or two years experience in the housing industry, or one‑to‑two years related experience and/or training, or equivalent combination of education and experience.
  • Basic understanding of onsite software functions and computer skills.
  • Knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
  • Regular standing or sitting for prolonged periods, repeating wrist, hand, or finger motions.
  • Frequent movement between work sites.
  • Occasional use of ladders, stairs, scaffolding, ramps, or step stools. Ability to move objects up to 25 lbs, lift and place objects, operate machinery, power tools, motor vehicles, or golf carts.
  • Work overtime, weekends, night hours during emergencies, in small or enclosed spaces, low or high temperatures, outdoors in precipitation and wind, or in hazardous chemical environments.
Salary Range

$27 per hour to $29 per hour.
