Project Manager
The Project Manager's role is to plan, execute, and finalize projects including acquiring resources and coordinating the efforts of team members and third-party contractors or consultants in order to deliver projects according to the plan. The Project Manager defines the project's objectives and oversees quality control throughout its life cycle as well as is responsible for outlining and implementing a project documentation and communication control program.

- Responsible for directing and managing projects from beginning to the end for specific scopes of work by planning, designing, executing, monitoring, controlling and overall closure of residential projects.
- Defines project scope, goals and deliverables that support business goals in collaboration with senior management and stakeholders.
- Reviews critical path, manages changes in project scope, identifies potential issues, and devises contingency plans and quickly adapts or accelerates project to meet deadlines.
- Drafts and submits budget proposals and recommends subsequent budget changes.
- Drafts and coordinates detailed scopes for work for bid packages and contract awards.
- Plans and schedules project timelines and milestones using appropriate tools.
- Develops and delivers progress reports, proposals, requirements documentation, and presentations.
- Conducts design reviews for efficiencies and schedule improvements.
- Determines the frequency and content of status reports from the project team, analyzes results, and troubleshoots problem areas.
- Defines project success criteria and disseminates them to involved parties throughout project life cycle.
- Oversees project team including Project Coordinators, Superintendents and Project Engineers.
- Coaches, mentors, motivates and supervises project team members and contractors, and influences them to take positive action and accountability for their assigned work.
- Performs other duties as assigned.
- 5-7 years of experience in project/development management.
- Associate's degree or higher in Project Management or related field.
- Demonstrated knowledge of construction and building codes required.
- Proficiency in MS Project, MS Outlook, MS Word, MS Excel, and MS Windows.
- Ability to guide, direct, and coordinate a department with five or more employees.
- Demonstrated ability to effectively run a department in an efficient manner.
- Ability to read, analyze, and interpret prints, architectural drawings, financial and job cost reports.
- Ability to respond to common inquiries or clarifications from customers, regulatory agencies, or members of the business community.
- Excellent knowledge of the industry and trends impacting the business.
- Excellent customer service orientation and interpersonal skills.
- Excellent oral and written communication skills.
- Ability to travel for the purpose of meeting with clients, stakeholders, or off-site personnel/management.
$150,000-$160,000
