Job SummaryOur client is seeking a driven, relationship-focused Real Estate Acquisition Manager to work directly with homeowners and small landlords who are considering selling their properties outside of the traditional listing process.
This is a true closing role, not appointment setting or customer service. The Real Estate Acquisition Manager will manage marketing-generated homeowner and landlord inquiries, uncover seller motivations, negotiate directly, handle objections, and move qualified opportunities toward signed agreements.
The ideal candidate has strong sales instincts, disciplined follow-up habits, and the ability to communicate effectively with homeowners in difficult or emotional situations. Experience in high-ticket, in-home, outside, home-services, or other consultative sales environments is highly relevant.
Essential Duties and Responsibilities- Respond quickly to marketing-generated homeowner and landlord inquiries.
- Manage an active pipeline of new leads, follow-up opportunities, seller appointments, and at-risk contracts.
- Conduct discovery conversations to understand seller motivation, timing, property condition, price expectations, alternatives, and decision-makers.
- Build trust with homeowners navigating inherited properties, tenant issues, repair needs, financial pressure, probate, evictions, or other challenging circumstances.
- Clearly explain the value of a direct sale, including convenience, certainty, speed, and simplicity compared to listing with a traditional agent.
- Negotiate directly with sellers while protecting deal economics and avoiding unnecessary concessions.
- Handle objections related to price, listing with an agent, family members, property condition, timing, and concerns about working with an investor.
- Ask for clear commitments, including next appointments, decision timelines, and signed agreements when appropriate.
- Conduct local in-person homeowner and landlord appointments and research the lead and property in advance.
- Occasionally visit properties to support live deals, including documenting property condition, taking photos, or helping move the process forward when operational coverage is unavailable.
- Maintain complete CRM notes, follow-up tasks, seller details, and next steps after every meaningful interaction.
- Prepare complete seller and property information for handoff to the transaction coordination team once an agreement is secured.
- Participate in recorded call reviews, sales coaching, role-plays, team meetings, and KPI tracking.
- Proven experience in a sales role requiring disciplined follow-up, relationship building, negotiation, and closing.
- Experience in high-ticket B2C sales, outside sales, in-home sales, or another high-trust sales environment. Strong B2B sales experience may also be considered.
- Ability to provide credible sales performance metrics from a prior role, such as close rate, quota attainment, revenue, average transaction value, or deals closed.
- Strong discovery, objection-handling, negotiation, and closing skills.
- Ability to build rapport and demonstrate empathy while still handling difficult pricing and commitment conversations.
- Strong follow-up habits and ability to manage multiple active opportunities simultaneously.
- Experience using a CRM to document activity, manage pipeline stages, and schedule next steps.
- Comfortable receiving coaching, participating in recorded call reviews and role-plays, and being held accountable to measurable sales goals.
- Ability to work primarily from the Bellevue office and travel locally for seller appointments.
- Must live in or be able to reliably commute from King, Pierce, or Snohomish County. King County and southern Snohomish County are strongly preferred.
- Reliable transportation and ability to travel locally for appointments.
- Experience in real estate acquisitions, wholesaling, investor sales, home buying, residential real estate, property management, leasing, or home builder sales.
- Experience in roofing, restoration, HVAC, solar, remodeling, windows and doors,…
