Building Engineer
The Building Engineer operates, maintains, troubleshoots, and repairs complex electromechanical equipment that supports building infrastructure across a diverse property portfolio. This role focuses on HVAC, electrical, plumbing, energy management systems, life safety systems, and structural elements such as egress doors and ceiling components. The Building Engineer completes work orders and repairs, keeps all designated equipment and properties clean and orderly, performs a variety of building system repairs, and assists with tenant service requests while providing attentive and professional customer service.
Responsibilities- Operate, maintain, troubleshoot, and repair HVAC, electrical, plumbing, steam systems, and other building mechanical systems across multiple properties.
- Perform detailed, scheduled preventive maintenance on building systems and specialty equipment, and enter equipment performance data into maintenance records in accordance with building maintenance procedures.
- Repair, troubleshoot, and assist with installation of mechanical systems, including heating, ventilation, and cooling systems and all related equipment that fall under contractor responsibility.
- Ensure all maintenance and repair work meets established standards for quality, safety, and efficiency.
- Patrol, inspect, log, and maintain mechanical, HVAC, electrical, piping, and plumbing systems and equipment to achieve economical and efficient operation.
- Assist with fire, life safety, and security programs to support safe building operations.
- Plan, coordinate, and schedule maintenance and operation of building systems and equipment to minimize downtime and disruption.
- Troubleshoot and repair building systems promptly, documenting what was done and the reasons for the corrective actions taken.
- Handle sensitive and confidential information appropriately while working independently and collaboratively within a team.
- Perform special projects as assigned, adapting to changing priorities and building needs.
- Communicate effectively using hand-held radios and other devices to coordinate work and respond to service requests.
- Provide professional, tactful customer service to tenants and colleagues, proactively communicating to build and maintain confidence and satisfaction.
- Foster teamwork with colleagues to ensure agreements are successfully managed, opportunities are maximized, and customer expectations are consistently exceeded.
- Respond to supervisor requests in a safe, efficient, and timely manner, including being subject to 24/7 call with company-issued communication devices.
- Demonstrated dependability, responsibility, honesty, and strong work ethic.
- Ability to learn quickly, follow directions, and adapt to changing building needs.
- Strong interpersonal skills and the ability to deal with people with sensitivity, tact, and professionalism.
- Ability to communicate clearly using a hand-held radio and other communication devices.
- Exceptional verbal and written communication skills in English, with proactive communication to support tenant and team confidence.
- Ability to read and interpret system plans, schematics, laws, rules, regulations, policies, and procedures, and apply troubleshooting skills to maintain and repair systems and equipment.
- Capacity to function well under stress, maintaining composure and a professional demeanor.
- Thorough knowledge and understanding of company and department policies, as well as principles and practices related to customer service and tenant relations.
- Strong logical reasoning and problem-solving skills to analyze information, identify key facts, explore alternatives, and propose effective solutions.
- Ability to analyze needed changes and implement them in a sensitive, effective, and legally sound manner while recognizing and sharing credit with others when appropriate.
- Computer proficiency with standard software such as Microsoft Office and applicable maintenance programs.
- Ability to work independently and within a team, managing multiple tasks and priorities.
