CCI is seeking a highly skilled and strategic Controller - Development & Investment to join our growing team in Beloit, Wisconsin. This role is ideal for a finance leader with deep experience in real estate development and investment management who thrives in a fast-paced, high-impact environment. Reporting to the Director of Development & Investment, you will oversee financial performance across a diverse portfolio of commercial, industrial, retail, and mixed-use projects-ensuring alignment with business plans, maximizing returns, and strengthening partner relationships.
Main Duties/Responsibilities:
Investment Strategy & Oversight
* Lead annual business planning with ownership groups and partners
* Monitor investment performance against proformas, forecasts, and return targets
* Maintain strong communication with investors and partners
Financial Leadership & Analysis
* Build and implement financial systems, reporting structures, and ERP integration
* Analyze ROI, IRR, and cash flow performance across projects
* Prepare quarterly reports and present insights to leadership and stakeholders
* Conduct variance, sensitivity, and risk analysis
Predevelopment & Capital Planning
* Partner on early-stage project planning, budgeting, and feasibility
* Support financing processes, including banking relationships and closing requirements
* Ensure alignment between development execution and financial expectations
Lending & Financing Management
* Manage lender and equity partner relationships
* Oversee loan compliance, reporting, and refinancing strategies
* Negotiate financing terms to support portfolio performance
Transactions & Portfolio Management
* Lead refinancing, recapitalizations, and dispositions
* Coordinate with attorneys, brokers, and financial partners
* Identify opportunities to enhance asset value and portfolio yield
Qualifications:
The ideal candidate will hold a bachelor's degree in Finance or Accounting, with a master's degree preferred, and bring at least 3-5 years of experience as a Controller or senior financial leader. A CPA or equivalent certification is also preferred. They should possess a strong background in real estate development, investments, and capital structures, along with a proven ability to analyze financial statements, proformas, and complex transactions.
Experience with ERP systems and financial reporting tools is essential, as is proficiency in Microsoft Office, particularly Excel; familiarity with Quick Books is preferred. The successful candidate will demonstrate strategic thinking and financial leadership, supported by strong communication and presentation skills, a high level of integrity, and exceptional attention to detail. They must be able to thrive in a fast-paced, evolving environment and work collaboratively across executive teams and departments.
Candidate must have reliable transportation with a valid driver's license and proof of insurance, be legal to work in the United States, and be able to travel throughout the United States.
