The Excavator is a striking destination pub in Buckland Hollow, near Belper in Derbyshire. Set in a prominent main road position on the A610 and close to the edge of the Peak District National Park, it attracts locals, passers-by, tourists and visitors travelling through the area. With current weekly sales of around £10,000 and a 30/70 wet and dry sales split, this is a strong pub partner opportunity with clear scope to grow through food, events and community-led activity.
The businessThe pub offers an impressive open-plan dining area with approximately 120 internal covers, supported by an external wraparound patio with space for more than 60 additional covers. The Excavator also benefits from two car parks, a visible roadside location and a strong reputation as a food-led destination pub. Key strengths include its established food trade, high-quality trading space and appeal to customers looking for a pub near Belper, a Derbyshire dining destination or a stop-off point on the way to the Peak District.
The opportunityThe current operator has served notice, creating an opportunity for the next pub partner to build on strong foundations and take the business forward. The pub currently trades under a Signature offer, but with the next menu change it will move back to a community food model, helping it stand apart from two nearby Signature managed sites. The strongest growth priorities are developing regular events, increasing dwell time and strengthening the pub's role within the local community through live music, quiz nights, family fun days and local occasions.
Who we're looking forWe're looking for an experienced pub operator with strong food-led pub experience, local marketing confidence and the ability to create a warm, welcoming community pub. The right person will understand how to grow sales through great hospitality, consistent standards, local events and a strong rhythm of reasons to visit.
What's in it for you?22% share of weekly sales excluding VAT, plus a guaranteed annual retained sum of £25,000 released weekly. Low ingoing costs start with a £5,000 deposit and £360 legal cost. Separate owner's accommodation is included, with most bills covered except council tax and TV Licence.
