Base Pay: $21.00/hr - $27.00/hr
Schedule: Monday-Friday (8am-5pm)
Hours: 40 Full-time
Location: Bend, OR

Responsibilities- Maintain buildings by performing minor and routine painting, plumbing, janitorial, appliance upkeep, and other related maintenance activities.
- Ensure all repairs are handled in a timely and appropriate manner.
- Initiate, perform, and oversee maintenance projects up to $300; PM approval required for projects exceeding $300.
- Work with the Community Manager on anticipated maintenance needs.
- Pick up trash and keep breezeways, sidewalks, and grounds clear of clutter and debris; rake, shovel, prune, and maintain landscaping, including fence or wall repairs when needed.
- Maintain sidewalks and parking lots, including painting lines, numbers, or other stencils as required.
- Clean and turnover vacant apartments to make them rent‑ready for the next tenant within 5‑10 days.
- Schedule and conduct pre‑move‑out inspections, cost out required repairs, and provide resident cost estimates.
- Regularly check smoke detectors, replace appliance filters, inspect air handlers, and perform other required inspections.
- Requisition supplies, purchase tools and equipment (subject to supervisor approval), and keep the storeroom/shop clean, safe, and organized.
- Prepare and complete maintenance requests and work orders within 3‑5 working days; update the Property Maintenance Log daily.
- Perform regular preventative maintenance inspections of all units.
- Notify the Community Manager of safety‑related issues and lease‑agreement violations.
- Respond promptly to after‑hours calls and complete necessary repairs.
- Perform grounds and landscaping duties allocated 5 hours per week.
- Perform common‑area cleaning allocated an additional 5 hours per week.
- Travel as required for in‑person classes and annual education conferences.
- Perform other duties as assigned.
- Education & Experience:
3‑5 years related experience and/or an equivalent combination of experience in electrical, plumbing, painting, or technical school. Associate’s degree (A.A.) preferred. - Certified Driver’s License required.

Ability to read and interpret safety rules, operating and maintenance instructions, and procedure manuals; write routine reports and correspondence; speak effectively before groups of customers or employees. - Multiplication
Skills:
Proficient in addition, subtraction, multiplication, and division in all units of measure. - Reasoning Ability:
Capable of problem solving and handling situations with limited standardization; interpret written, oral, diagrammatic, or schedule instructions. - Physical Demands:
Regular walking; hand use, reaching, climbing, balancing, stooping, kneeling, crouching, or crawling; frequent standing; occasional sitting; lifting 50‑75 lbs regularly and 100+ lbs occasionally; use hand truck; close, distance, and focus vision required. - Tool Requirement:
Employees must supply their own tools within 60 days of employment.
