Seeking a full-time Property Manager for an apartment community in Bend, OR. Rental housing discount available if living on site.

Summary

The Property Manager reports to the Regional Manager, and their main responsibility is to be the team leader in customer service, resident retention, fiscal success, and daily operations. The Property Manager will strive to create the best beginning-to-end living experience in the industry by ensuring the highest standards of customer service are being met while overseeing the daily operations, maintenance, property appearance, and management of the community.

Compensation: $70,000+ DOE;
Annual Bonus, Renewal Bonus, Relocation Assistance.

Schedule:
Monday - Friday 8AM - 5PM

Rental Housing Discount: 20% if living on site, pending 90 days.

Essential Duties & Responsibilities

  • Maintains positive resident relations through superior service and holds team to same level of service.

  • Schedule, supervise, and direct daily activities of all on-site team.

  • Responsible for fiscal budgetary compliance with the approved operations budget.

  • Plan, promote, and implement an effective Resident Retention program.

  • In conjunction with Maintenance Supervisor, creates turn make ready board, key replacement process, vendor key system and all other turn related processes, such as ordering turn supplies/appliances for the units in a timely manner while remaining in line with the allotted budget. Additionally, oversees vendor negotiation, scheduling and contracting.

  • Assists Leasing Manager with performing weekly, monthly, and quarterly lease file audits as needed to ensure scheduled billing, concessions, and all applicable paperwork is correct and ready for move-in day for all prospective residents and renewals.

  • In conjunction with Maintenance Supervisor and Regional Manager, creates and manages property budget. Reports accurate budget numbers/variances on weekly, monthly, and quarterly reports.

  • Maintains resident database, accounts receivable, and accounts payable. Ensures invoices and credit card receipts are consistently submitted on time, and do not reach "past due" status.

  • Consults with prospective residents to identify requirements and budgets, then matches these needs with available floor plan options. Conducts phone, online, and tour sales with prospective and current residents.

  • Knowledgeable about state & local laws related to property management and Fair Housing.

  • Manages all on-site staff, including but not limited to: hiring, firing, motivating, training, performance development, and performance evaluation. Establishes effective communication with their team.

  • Directs and participates in the daily operations of the property. Tours property daily to ensure it is neat, tidy, attractive, and in good repair. Manages use of shared facilities such as fitness and recreation areas, laundry facilities, and meeting or gathering spaces.

  • Knowledgeable in Renewals – Pricing, negotiations, sending offers, and finalizing lease paperwork.

  • Conducts and/or participates in the creation of a weekly market survey of the property’s competitors. Maintains consistent, thorough knowledge of the market.

  • Develops a Marketing Plan with their Leasing Manager and Corporate Team.

  • Performs weekly audit of property website, ILS's, prelease and renewal numbers, internal lease tracker/source, and property system (such as Entrata) to ensure accurate specials/rates are being advertised/charged and accurate numbers are being reported.

  • Trains the Leasing Team for lead management and follow up.

  • Assists with turn walks prior to move-ins and after move-outs to determine move-in readiness, as well as any other turn-related duties as needed.

Education & Experience

High school diploma or general education degree (GED) required, but Bachelor's preferred; and two to four years related experience and/or training; or equivalent combination of education and experience.

  • Ability to delegate and prioritize tasks.
