We are hiring a General Manager to own our Oregon market, centered on Bend and Redmond. You are accountable for everything that happens to our homes here: that they are well maintained, that owner and tenant requests get resolved, that homes turn quickly, and that the market performs. We are open to other Central Oregon locations for the right person, on a hybrid schedule of three days per week in market.

You will not run this alone — our Central Operations team supports you on coordination, accounting, and back‑office work — but the outcome in this market is yours.

The majority of this job is maintenance and turns.

Most weeks, most of your time goes to making sure work actually gets done on the ground: inspections scoped, work orders dispatched, vendors and maintenance technicians held to the date, and homes brought back to rent‑ready fast. You will dispatch your local vendors and techs yourself. You will also stay close to leasing — showing homes when that is what the day calls for, running standups with local leasing agents, and keeping the pipeline moving.

This is a local, hands‑on job for someone who wants to own a market rather than administer a portfolio. You need to know property management, know Central Oregon, and know Oregon landlord‑tenant law. You should be comfortable living in software and switching tools as we build better ones, and comfortable telling us what to build — you are the one using it every day.

• Own the performance of the Central Oregon market — occupancy, turn time, maintenance quality, cost, and owner and tenant satisfaction.
• Keep every home in the market well maintained. You own the condition of the portfolio, not just the open work order list.
• Dispatch local vendors and maintenance technicians day to day, and hold them to cost, quality, and turnaround.
• Own turnovers end to end: move‑out inspection, scope, work orders, and getting the home rent‑ready and listed quickly.
