Preventive Maintenance (PM) Team Leader
The PM Team Leader is responsible for planning, coordinating, and supervising preventive maintenance activities across campus facilities. This role supervises a team of 4–6 maintenance employees and oversees campus pest control and automotive maintenance programs. The PM Team Leader’s primary focus is ensuring the reliable, efficient, and safe operation of critical building systems and equipment, including HVAC systems, generators, air compressors, and other mechanical and utility assets typical of a college campus.
This position combines hands‑on technical expertise with leadership, planning, and administrative responsibilities to ensure maintenance work is performed proactively, consistently, and in accordance with safety, regulatory, and institutional standards.
YourKey Responsibilities
- Establish and implement preventive maintenance activities including asset tagging, research and creation of written PM tasks for assets, integration of asset PM information into CMMS database, establish PM frequencies, prioritization of PM tasking, scheduling tasks, analyze PM data to create efficiencies, establish and maintain key performance indicators (KPIs)
- Lead, supervise, and support a preventive maintenance team of 4–6 employees, including scheduling, training, and performance evaluation
- Plan, coordinate, and manage preventive maintenance programs for HVAC systems, generators, air compressors, and other campus equipment
- Ensure all preventive maintenance tasks are properly scheduled, documented, and completed using the CMMS
- Oversee campus pest control operations, including coordination with internal staff and external vendors
- Manage and coordinate automotive and fleet maintenance activities to ensure vehicle reliability and safety
- Monitor equipment performance, identify trends, and recommend repairs, replacements, or improvements
- Create scopes of work, solicit bids from vendors, and manage work of contractors
- Learn and follow college purchasing policy
- Maintain accurate records, reports, and documentation related to maintenance activities, compliance, and asset history
- Ensure maintenance work is performed in compliance with safety standards, institutional policies, and regulatory requirements
- Collaborate with other Facilities Management teams to coordinate work, minimize disruptions, and support campus operations
- Assist with budgeting, inventory management, and procurement of materials, parts, and services related to preventive maintenance
- Strong working knowledge for being called on to perform duties in the following trades: carpentry, plumbing, electrical, painting, mechanical or HVAC
- Troubleshoot and repair equipment and issues as necessary
- Conduct preventive, planned and reactive work orders to completion and satisfaction of campus customers
- May manage or coordinate small maintenance or repair projects with either in‑house technicians or subcontractors
- Perform plumbing and minor electrical/HVAC related work not requiring a license
- Work necessary overtime, shiftwork, and emergency call out
- Perform all other required tasks as assigned
- High School or equivalent, required
- Journeyman license in a trade such as HVAC or Electrical, or diploma/certification from a recognized trade or vocational school in either HVAC, plumbing, electrical or general trade, strongly preferred
- Minimum of 5 years of experience managing maintenance tasks in a college campus, industrial facility, or institutional environment
- Minimum of 5 years of experience supervising and managing maintenance technicians
- Demonstrated experience with preventive maintenance programs for mechanical and building systems
- Fluent computer skills, including Microsoft Word and Excel
- Experience using a Computerized Maintenance Management System (CMMS) such as TMA, FMX, or similar platforms
- Five years of related experience and demonstrated competence in at least two or more of the following: HVAC, plumbing, electrical, mechanic, or a carpentry related general trade
