We're seeking an experienced Lead Project Manager to oversee the successful delivery of a landmark $140 million mixed‑use multifamily development project in Bergen County, New Jersey.

National multifamily housing developer, investor, and operator recognized for high‑quality apartment communities and mixed‑use developments across the United States.

Project Leadership & Execution
  • Serve as the primary project leader for a $140 million mixed‑use development project.
  • Direct all phases of project execution, from pre‑construction planning through project completion and stabilization.
  • Develop and maintain comprehensive project schedules, budgets, and risk management plans.
  • Establish project objectives and ensure alignment among ownership, consultants, contractors, and stakeholders.
Construction Management

Lead the construction team and oversee all general contractor and subcontractor activities. Monitor project performance, construction progress, and productivity against established milestones. Conduct regular site visits and project meetings to verify compliance with quality, safety, and schedule expectations. Proactively identify and resolve construction, design, and operational challenges.

Financial Oversight

Manage project budgets, cost forecasting, and financial reporting. Review and approve contractor pay applications, invoices, and change orders. Track project costs and implement corrective actions to maintain financial objectives. Prepare executive‑level reporting regarding project performance, risks, and opportunities.

Stakeholder & Consultant Management

Coordinate efforts among architects, engineers, planners, attorneys, consultants, and municipal officials. Lead negotiations related to contracts, vendor agreements, and consultant engagements. Build and maintain strong relationships with local municipalities, utility providers, and regulatory agencies. Serve as the primary point of contact for ownership and executive leadership.

Permitting, Entitlements & Compliance

Manage the entitlement, permitting, and regulatory approval process. Ensure compliance with all local, state, and federal regulations. Coordinate inspections and approvals throughout the project lifecycle. Oversee adherence to environmental, safety, and building code requirements.

Risk Management

Identify potential project risks and implement mitigation strategies. Resolve issues affecting project scope, budget, quality, or schedule. Maintain detailed project documentation and decision logs. Ensure contractual obligations are met by all project participants.

Profile

Required Qualifications
  • Bachelor's degree in Construction Management, Civil Engineering, Architecture, Real Estate Development, Project Management, or a related field.
  • 7–12+ years of progressive experience managing large‑scale commercial, multifamily, mixed‑use, or institutional development projects.
  • Demonstrated success managing projects valued at $50 million or greater.
  • Strong knowledge of construction means and methods, budgeting, scheduling, procurement, and contract administration.
  • Experience leading cross‑functional project teams and managing external consultants and contractors.
  • Proficiency with Microsoft Project, Excel, Bluebeam, Procore, and related project management software.
Preferred Qualifications
  • Experience managing large multifamily or mixed‑use developments in the Northeast market.
  • Familiarity with New Jersey zoning, permitting, and entitlement processes.
  • PMP certification, CCM designation, LEED Accreditation, or other relevant professional credentials.
  • Experience working directly for a developer, owner's representative, or national construction management firm.
