The Maintenance Supervisor oversees all maintenance operations, including service requests, preventative maintenance, personnel management, safety compliance, and customer service. Working closely with the Community Manager, the Supervisor ensures assigned staff and vendors maintain the property.

• Maintenance Management – daily onsite attendance, coordinate and schedule work orders, supervise repairs and replacements in common areas and units.
• Inspection & Hazard Mitigation – daily inspections to identify and correct hazardous conditions, maintain a preventative maintenance program, keep the maintenance shop organized and safe.
• Inventory & Budget – order supplies, adhere to budget guidelines, obtain vendor bids, manage property resources economically.
• Staff Supervision – train, schedule and evaluate maintenance staff, provide performance input and coaching, promote harmony and quality job performance.
• Customer & Resident Relations – manage excellent customer service, monitor service request turnaround, present a favorable community image, enforce community policies.

• High School Diploma or Equivalent.
• EPA & CPO certification required; HVAC desired.
• Basic computer skills, knowledge of Fair Housing Laws and OSHA requirements.

• Move around frequently, use wrists and hands in repetitive motions, work in tight spaces, climb stairs, operate machinery and power tools, drive golf cart, move objects of 100+ lbs., work overtime, weekends and nights on‑call.

• Must have reliable transportation due to the emergency on‑call requirement.

$33–$35 per hour.
