Full‑time (40 hrs/week) - Salary range: $95,000–$120,000 per year

- Oversee and support a team of Property Managers.
- Ensure portfolio properties are financially sound, well maintained to SAHA standards, and comply with regulatory agreements.
- Provide staff development—including recruitment, performance management, training, coaching, and mentoring.
- Assist with special departmental projects as assigned.
- Supervise Property Managers and support their staff; coach and mentor.
- Hold staff accountable for high performance, teamwork, and customer service.
- Recruit staff and collaborate with Regional Property Supervisor and HR to fill vacancies.
- Complete timely performance evaluations and review staff evaluations.
- Provide coverage during manager absences.
- Meet departmental financial objectives for portfolio.
- Ensure sound financial management; prepare annual operating and capital budgets, monitor budget performance, approve expenditures within budget, negotiate contracts.
- Supervise collection procedures of delinquent accounts and residents’ accounts receivable.
- Attend portfolio-related and regulatory agency meetings.
- Oversee resident evictions and investigate complaints.
- Ensure compliance with lease, house rules, attachments, and regulatory requirements.
- Represent SAHA in legal matters related to resident relations, evictions, and contract compliance.
- Participate in marketing program and ensure adherence to regulations.
- Inspect properties at least once a month; evaluate maintenance, grounds, and housekeeping; conduct vacant-apartment inspections.
- Analyze portfolio condition and recommend improvements.
- Manage capital needs projects and anticipate future needs.
- Additional duties as assigned.
- Bachelor's degree preferred (or equivalent work experience).
- Minimum 3 years of supervisory experience with ability to mentor, motivate, support, and hold staff accountable.
- Minimum 3 years of experience working with an affordable housing provider or management company as Property Manager (or equivalent).
- Working knowledge of local and federal housing laws, including Fair Housing and Landlord & Tenant laws.
- Experience with HUD Occupancy and Compliance regulations, TCAC, and other affordable housing rules and regulations.
- Knowledge of property maintenance and financial aspects of property management.
- Knowledge of basic employment laws related to equal opportunity, hiring, training, evaluation, and termination.
- Highly skilled in MS Office (Excel, Word, Outlook); experience with Yardi is a plus.
- Current Certified Occupancy Specialist (COS) or attainment within six months of hire.
- Current tax credit certification or attainment within six months of hire.
- Valid California driver's license (DMV check will be conducted).
- Strong leadership and supervisory experience.
- Ability to build, train, motivate, and coach teams.
- Excellent analytical, problem-solving, de-escalation, conflict-resolution, written and oral communication, and presentation skills.
- Pro-active, accurate, detail-oriented, with strong follow-through skills.
- Ability to work under pressure, meet deadlines, and collaborate with Resident Services and various management levels.
