Overview
Winn Companies is searching for a Rotating Property Manager who will support two multi‑site affordable housing properties with a total of 75 units. The position requires living onsite at The Parc at 1300 in Berkeley, CA, which comes with a 2‑bedroom, 1‑bathroom housing unit. The candidate will split time between The Parc at 1300 in Berkeley, CA and Bay Vista in Alameda, CA.
Pay range: $30.00 to $32.00 per hour, depending on experience.
Local travel required with mileage reimbursement. The regular schedule is Monday through Friday, 8:00 AM to 5:00 PM, with on‑call activity as needed.
Responsibilities- Collaborate with senior management to establish appropriate rent levels.
- Review rent schedules and oversee preparation and submission of rent increases and renewals.
- Lead the property team to maintain optimum occupancy and process move‑ins, move‑outs, recertifications and renewals.
- Approve rental applications in accordance with property and agency standards.
- Follow company marketing policies and reporting requirements and provide oversight of tenant files.
- Ensure site compliance with state and federal program regulations and that property and grounds are well maintained.
- Direct maintenance team on maintenance programs and controls, report incidents, accidents and injuries per policy.
- Resolve resident issues and conflicts in a timely manner following site guidelines.
- Prepare annual budget for approval and provide accurate financial reporting and monthly variance reporting.
- Solicit bids, process purchase orders and invoices in alignment with Winn Purchasing Policy.
- Ensure timely collection and deposit of rents and fees adhering to local laws and Winn guidelines.
- Use company directives to screen, hire, train new personnel and promote staff efficiency through training, instruction and leadership.
- Use the Professional Development Program (PDP) to develop, train and engage site employees.
- Conduct weekly staff meetings.
- High school diploma or GED equivalent.
- 1‑3 years of relevant work experience.
- 1‑3 years of supervisory/managerial experience.
- Current driver’s license in good standing and ability to meet driving record standards per Wise Safe Vehicular Operations Policy.
- Knowledge of property management and landlord/tenant laws.
- Experience managing large teams.
- Experience with web‑based applications and Microsoft Office.
- Excellent customer service skills and ability to multi‑task in a fast‑paced office environment.
- Ability to manage and work with a diverse group of people.
- Superb attention to detail.
- Bachelor’s degree.
- Experience with Yardi or One Site Real Page property management software.
- Knowledge of LIHTC and HUD regulations.
- Knowledge of marketing/leasing techniques.
- NAHP – CPL, SHCM, CAM (MA – C3P) designations; CAM – RAM & ARM designations honored; CGPM – NAA or NAMA designations honored.
