About the Role

The Project Manager, Construction is responsible for providing strategic and hands-on leadership throughout the construction lifecycle of complex, ground-up multifamily projects. This role oversees field operations from project inception through final delivery, ensuring projects are executed safely, on schedule, within budget, and in accordance with contract documents, plans, specifications, and VBC quality standards.

The ideal candidate brings extensive experience managing large-scale, mid-rise multifamily construction projects in urban environments, with a proven ability to lead large field teams and subcontractor work forces. This position requires strong technical expertise in architectural, structural, site, foundation, façade, interior, and MEP plans, as well as the ability to proactively identify constructability issues, schedule risks, design deficiencies, and changes in scope.

The Project Manager, Construction serves as a key leader in the field, partnering closely with project management, architects, owners, subcontractors, vendors, and internal teams to drive project performance and successful delivery. This role requires exceptional leadership, communication, problem-solving, and decision-making skills, along with a strong commitment to safety, quality, accountability, and VBC's core values.

Key Responsibilities
  • Lead and oversee field operations for complex, ground-up multifamily construction projects from inception through final delivery.
  • Direct and manage non-union and specialty trades, including field teams of 100+ onsite personnel, ensuring productivity, quality, safety, and adherence to project requirements.
  • Provide leadership, direction, training, and motivation to VBC employees, field crews, subcontractors, and trade partners.
  • Conduct daily field meetings to review production goals, safety, quality, schedule performance, workforce needs, and feedback from crews.
  • Develop and manage 3-Week Look-Ahead schedules and micro-schedules, proactively planning manpower, materials, equipment, and work activities to maintain project milestones.
  • Review and interpret architectural, structural, civil/site, foundation, façade, interior, and MEP construction documents to ensure field execution aligns with project specifications.
  • Proactively identify and resolve design deficiencies, constructability issues, scope gaps, schedule concerns, and other project-specific risks before they impact project performance.
  • Review contracts, drawings, specifications, RFIs, submittals, schedules, and other project documentation to ensure accuracy, completeness, and constructability.
  • Lead all field teams in achieving or exceeding established schedule, budget, quality, and safety objectives.
  • Manage the utilization and coordination of subcontractors, labor, materials, equipment, and other project resources.
  • Establish and maintain strong, professional relationships with subcontractors and vendors while promoting a collaborative and accountable project environment.
  • Participate in subcontractor procurement and buyout activities, including scope development, bid review, and subcontract evaluation.
  • Partner with architects, owners, construction managers, project managers, superintendents, and other stakeholders to communicate progress, resolve issues, and maintain project milestones.
  • Advise architects and owners regarding drawing specifications, constructability, field conditions, and opportunities for improvement.
  • Lead weekly onsite progress and coordination meetings, including safety meetings with project personnel, subcontractors, clients, and company leadership as needed.
  • Enforce safety protocols and ensure job sites consistently meet or exceed OSHA standards, while actively promoting an Incident and Injury Free safety culture.
  • Maintain accurate and timely project documentation through Procore, including daily reports, RFI logs, submittal logs, change order logs, completion documentation, permits, and other required records.
