Job Responsibilities
  • Drive competitive results for estimating endeavors.
  • Lead and manage estimating team, providing direction, coaching, and performance oversight.
  • Assign estimating requirements to support staff for each project, based on schedule and needs.
  • Coordinate technical proposal requirements with business development/marketing departments.
  • Develop initial project schedules and work plans.
  • Develop program and project risk analysis and clearly communicate risks to BLOX Leadership.
  • Build positive relationships and alliances with vendor and subcontractor community.
  • Develop detailed basis of estimates for the qualifications and assumptions of the estimate.
  • Work with BLOX Self-perform Perform detailed quantity‑takeoff, labor estimates, and work plans for self‑perform scopes of work (carpentry and concrete).
  • Maintain & update databases used for conceptual and detailed estimates, including Bill of Materials.
  • Provide value analysis of plans & specifications including coordination, completeness, & clarity.
  • Communicate and coordinate with BLOX Design, Manufacturing, and Construction teams.
  • Assist program teams in change management estimating.
  • Document and communicate lessons learned into continuous improvement processes.
  • Monitor success, efficiency and accuracy of the department’s budgets, bids and GMPs and implement strategies to sustain efficiency and accuracy.
  • Evaluate risk on projects when preparing bids or GMPs and ensure pricing covers costs and yields profitability.
  • Develop, review, and implement pricing strategies with input from business development, operations, and the department to support company goals.
  • Coordinate preparations of bids and GMPs with operations and provide appropriate operational input with general conditions, logistics and project planning.
  • Work with MEP & BIM Services to assist with procedure and standard development and implementation.
  • Prepare conceptual, schematic, design development and GMP estimates to support preconstruction activities and clients.
  • Maintain and adjust to Owner’s budget as required to keep project on budget.
  • Monitor design scope for changes affecting budget and/or schedule, identify causes, and advise clients.
  • Keep clients fully informed of preconstruction progress and any significant technical problems or solutions affecting design or costs.
  • Identify and promote solutions to any problem that might impede project progress or adversely affect client and architect relations.
  • Lead value engineering and value enhancement efforts, developing items and lists, compiling ideas and presenting information to the client.
  • Prepare and/or oversee the preparation of all materials presented to the owner, architect or engineer on a project.
  • Lead and perform constructability reviews of all projects where designated preconstruction manager.
  • Ensure proper turnover of a project from preconstruction and estimating to operations, including hand‑off meetings and full information transfer.
  • Initiate billing process, review and approve invoices prior to submission to client, and assist in contract review and approval before signing.
  • Finalize GMP price with client that meets client needs while maximizing profitability within contract terms and conditions.
  • Assist in negotiating owner contracts.
  • Assist and lead purchasing of subcontractors and suppliers or determine on a project‑by‑project basis.
  • Be a key member of new work acquisition efforts, including proposal and presentation preparation.
  • Collaborate with Business Development and the team to review, plan, develop and implement a business plan to advance services.
  • Maintain relationships with clients through construction, past clients, and other entities such as architects, engineers, civil engineers, and owner’s reps.
  • Attend meetings with potential clients and develop relationships that may lead to additional work.
