Job Purpose/SummaryThe Maintenance Technician will perform general maintenance for the shopping centers and respond to service calls as needed. Site maintenance responsibilities include general exterior repairs, policing and maintaining vacant spaces, common areas, utility closets and roofs, maintaining key inventory, scheduling fire alarm/sprinkler inspections, and maintaining service records. The technician maintains a stock of supplies and tools, submits expense receipts, and manages the fuel and servicing of the company truck.
Responsibilities- Perform general maintenance and respond to service calls at the shopping centers.
- Conduct general exterior repairs, police and maintain vacant spaces, common areas, utility closets, and roofs.
- Maintain key inventory, schedule fire alarm/sprinkler inspections, and maintain service records.
- Maintain supplies, tools, and the fuel load for the company truck, ensuring the truck is serviced per manufacturer specifications.
- Supervise the repair, maintenance, and operation of assigned properties, utilizing contractors and ensuring buildings are in good operating order and appearance.
- Daily review the assigned properties with a visual walk‑through and completion of a property review report.
- Communicate daily with the Property Manager about any problems or conditions at the properties.
- Complete a quarterly roof inspection and clean all debris from the roof.
- Supervise and evaluate outside contractors for performance per specifications.
- Respond to building emergencies on a 24‑hour basis.
- Carry a cell phone at all times to respond to emergencies and safeguard or minimize damage to property.
- Monitor tenant improvements to effect a smooth transfer of responsibility from construction to management, ensuring work meets company policies and procedures.
- Supervise security functions for property protection and conduct fire and life‑safety annual inspections.
- Control inventories and equipment conditions, completing maintenance on all vehicles and equipment needed for work at the centers.
- Perform basic maintenance tasks such as painting, sign repair and installation, and replacement of light bulbs.
- Reconcile all billing receipts in a timely manner.
- Possess direct experience with equipment, tools, materials, and safety protocols.
- Participate in the cross‑training of other properties as assigned.
- Assist property managers with obtaining bids and identifying scopes of work.

- 3–5 years of relevant commercial site management experience.
- Valid driver’s license and reliable transportation to the office and multiple properties in Maryland or Northern Virginia.
- Ability to inspect exterior and interior of properties, including mechanical rooms, roofs, and stairwells.
- Ability to perform the physical tasks necessary for maintenance duties, including heavy lifting, hand‑tool use, ladder climbing, crawling into equipment, reading instruments, and using computers.
- Familiarity with building systems.
- Proficient communication skills with Property Managers and tenants.

- Understanding of accounting reconciliation of bills.
