We’re seeking a highly analytical, resourceful, and detail-oriented Acquisitions Analyst/Associate to help source, underwrite, and execute affordable and workforce housing investments nationwide – and to support financing, refinancing, and disposition activity across our portfolio.

What You’ll Do Underwriting & Analysis- Build and maintain complex Excel models to underwrite affordable and workforce housing acquisitions across markets and risk profiles.
- Analyze rent rolls, operating statements (T-12s), capital budgets, tax and regulatory agreements, and market comparables.
- Evaluate how affordable housing programs – LIHTC, project-based Section 8/HAP, tax-exempt bond, and related structures – drive deal economics and feasibility.
- Support the full acquisition lifecycle: LOIs, due diligence coordination, and closings.
- Assist with financings, refinancings, and dispositions, including lender coordination and materials preparation.
- Order and review third-party reports (appraisals, Phase I environmental, physical needs assessments, ALTA surveys).
- Support property inspections, market tours, and site visits.
- Prepare investment memoranda and presentations for our internal investment committee and external capital partners.
- Partner with Asset Management to transition acquisitions smoothly into operations.
- Contribute to pipeline, financing, and investment-thesis discussions with company executives.
- Build relationships with brokers, lenders, attorneys, consultants, and other professionals to source deals and stay ahead of market dynamics.
- Bachelor’s degree in Finance, Real Estate, Business, Economics, or a related field.
- 2–4 years in real estate acquisitions, investment analysis, asset management, or a related financial role – multifamily/affordable housing experience preferred.
- Strong Excel modeling skills; able to build, audit, and clearly explain complex models.
- Sharp analytical and critical-thinking ability; can dissect large data sets and draw sound conclusions quickly.
- High attention to detail and strong organization; comfortable managing multiple projects at once.
- Comfort with (and curiosity about) AI tools – we actively use AI to sharpen underwriting, research, and workflows, and we expect this role to lean into that.
- Clear, concise written and verbal communication.
- Collaborative, proactive, intellectually curious, and accountable.
- Proficiency in Microsoft Office (Excel, Word, PowerPoint); experience with real estate software such as Yardi or Argus is a plus.
