About The Role

The Mortgage Loan Originator Trainee (MLO Trainee) is an entry-level lending position designed to develop future commission-based Mortgage Loan Officers through training, mentorship, and hands‑on experience. Working closely with the Real Estate Manager and other lending staff, the MLO Trainee will assist with loan origination activities, customer relations management, and loan pipeline support while building the knowledge and skills necessary to independently originate residential mortgage loans.

The MLO Trainee will participate in on-the-job development program focused on mortgage products, regulatory compliance, loan origination, sales techniques, and relationship management.

Must be team and sales oriented and have excellent communication and interpersonal skills. Requires self‑direction, tact, diplomacy, and a clear, courteous, and professional manner when dealing with the public and other employees. Must be a self‑starter with ability to adapt to change, work under pressure, and have attention to detail. This position requires exceptional customer service skills, positive attitude, and expressed enthusiasm.

• Assist customers with the mortgage application process and gather required documentation.
• Set up and maintain loan files to ensure accuracy, completeness, and timely processing.
• Conduct preliminary borrower interviews and assist with customer pre‑qualification activities.
• Support Mortgage Loan Officers and management in preparing loan applications for underwriting review.
• Monitor loan pipelines and communicate status updates to borrowers, processors, and referral partners.
• Coordinate with processors, underwriters, closing agents, and other stakeholders to facilitate timely loan closings.
• Review loan documentation for completeness and accuracy.
• Assist with automated underwriting submissions and system updates.
• Prepare loan‑related materials, financing scenarios, and customer information packets as approved by Compliance.
• Maintain accurate records and activity tracking within bank systems.
• Analyze loan requests for residential real estate loans.
• Knowledge and ability to originate FHA, VA, and conventional loans.
• Order and review title reports, legal documents, and appraisals.
• Approve loan fund disbursements.
• Demonstrates knowledge on current loan programs and lending (federal and state) regulations, as well as all compliance and bank policies and procedures.
• Completes all training recommended for position success.

• Maintains positive relationships with existing customer base.
• Support branch mortgage growth initiatives through customer outreach, networking, and referral generation.
• Participate in community events, sales meetings, and business development activities.
• Assist in identifying opportunities for cross‑selling mortgage products through branch partnerships.
• Gradually develop a referral network of real estate professionals, builders, and community contacts under management guidance.
• Contribute to departmental production and service goals as experience and licensing requirements permit.
• Project an image of professionalism and genuine concern in dealing with the public.
• Will participate in community events and activities to enhance the image of Western Security Bank and develop relationships within the area in which we serve.
