Salary Range

$30.0593 - $33.1523/hour. Salary reflects Step 1 and Step 3 of a 7-step pay scale. Salary at hiring will be dependent on the applicant's education, experience, and training.

Job Summary

The Lead Facilities Maintenance Mechanic performs a combination of lead worker duties of assigning and evaluating work, routine equipment maintenance and intermediate troubleshooting of malfunctions relating to plumbing, HVAC, electrical and mechanical equipment. Incumbents combine a daily and weekly preventive maintenance routine with responses to immediate repair requests. Duties may include supervision of Facilities Maintenance staff, work on the immediate grounds and parking areas associated with an assigned facility.

Duties may include being observant of potential safety and security problems. Incumbents regularly work independently on the more complex repairs or equipment replacement activities.

Scope of Responsibility

Work typically involves working within established precedent and with limited need for supervision and technical advice. Work may include directing the work of other Facilities Maintenance Support staff as part of a work crew. Makes non-routine choices within established precedent, considering objectives, under limited supervision, where positive and negative impact directly or indirectly affects the function and output of the work unit or team, with limited financial impact.

Performs intermediate troubleshooting or analysis; problems require interpretation of data using generally prescribed procedures. Failures and successes impact the department or functional operations, with moderate financial impact on the overall organization. Requires frequent interaction to provide basic information and/or occasional interaction requiring detailed procedural explanations or technical responses, where relationships involve cooperation within the overall organization and/or directly interfacing with individual customers or vendors.

  • Leads, plans, and reviews the work of staff responsible for providing skilled building maintenance services including carpentry, electrical, painting, plumbing, heating, air conditioning, and mechanical repair work.
  • Trains assigned employees in the areas of work methods, techniques, and the use and operation of equipment.
  • Verifies work of assigned employees for accuracy, proper work methods, techniques, and compliance with applicable standards and specifications; ensure adherence to safe work practices and procedures.
  • Supervises the use of and operates a variety of building maintenance tools and equipment.
Performs routine and non-routine preventive and repair maintenance of facilities
  • Estimates time, materials, and equipment required for jobs assigned; requisition materials as required.
  • Replaces motors, pumps, belts, filters and other HVAC equipment
  • Operates and troubleshoots computer/electronic building control systems equipment and adjusts, reprograms or repairs controls as needed.
  • Determines when a problem requires the use of outside vendors or other skilled trades, such as electricians or plumbers
  • Repairs or replaces water heaters, sinks, toilets or other plumbing fixtures
  • Replaces lubricants in pumps and motors and may add refrigerant fluid to compressors
  • Replaces lights, light fixtures, heating elements, switches and other basic electrical items not requiring an electrician; or, assists electricians with repairs.
  • Installs, adjusts, repairs, and inspects heating, ventilation, and air conditioning equipment including forced air furnaces, boilers, water pumps, chillers, air conditioning units, exhaust fans, air filters, compressors, cooling towers, and heat exchangers.
  • Maintains preventative maintenance records and logs.
  • Maintains and repairs City facilities, equipment, and buildings by performing a variety of skilled and semi-skilled carpentry, electrical, painting, plumbing, and mechanical repair work.
  • Operates, maintains, and repairs a variety of mechanical tools and equipment such as power saws, power sanders, drills, air compressors, paint sprayers, sewer augers, and various hand tools required for carpentry, plumbing, and maintenance skills.
  • The job requires the ability to operate personal computers and software including, but not limited to, Outlook, Word, Excel, PowerPoint, Internet Explorer, etc.
Performs a regular maintenance parts and materials inventory and notifies the supervisor when material stocks are low
  • May order department supplies in order to maintain a working inventory, prepares purchase orders for replenishment as directed by policy
  • Receives maintenance supplies and stores them in designated areas
Observes people or conditions that may present a threat to safety and security and reports them to the proper authorities.
