Position Overview
UHS is seeking a Maintenance Technician III to support the safe, reliable, and efficient operation of hospital facilities and building systems. This role is responsible for maintaining, repairing, operating, and renovating mechanical, electrical, and HVAC systems while ensuring compliance with hospital policies and regulatory standards. The technician performs skilled and semi‑skilled work across multiple trades, responds to emergency maintenance needs, analyzes and resolves complex building system issues, and reviews outside vendor work to ensure quality and adherence to specifications.
In this position, the Maintenance Technician III – HVAC independently plans and executes work using blueprints, specifications, and technical documentation, assists in determining appropriate repairs, and escalates major issues to Facilities leadership. The role includes preventive maintenance, system inspections, recordkeeping, and continuous improvement of maintenance practices. The technician also services specialized hospital equipment, maintains mechanical spaces and shops in a clean and safe condition, and collaborates with team members to support uninterrupted hospital operations.

Compensation Range: $25.27 - $37.90 per hour, depending on experience

Job Responsibilities- Perform a wide range of duties related to the maintenance, repair, operation, and renovation of hospital equipment and facilities.
- Assist in decision‑making for normal and minor repairs and promptly report major or complex issues to the Supervisor of Facilities Services.
- Read, interpret, and apply blueprints, specifications, and models to determine work layout, or independently plan work activities, performing routine calculations as needed.
- Construct, finish, install, maintain, and repair electrical and mechanical systems and related facility infrastructure using hand tools, power tools, and specialized equipment.
- Review work performed by outside vendors and contractors, develop punch lists, and verify project completion using drawings, blueprints, and specifications.
- Perform skilled and semi‑skilled work across multiple trades, including HVAC, minor electrical, plumbing, carpentry, and machinist functions.
- Clean, lubricate, service, troubleshoot, and repair HVAC systems; electrical and mechanical building systems; sterilizers; laundry and food service equipment; sprinkler and standpipe systems; pneumatic tube transport systems; and electronic signaling systems such as nurse call and fire alarm systems.
- Analyze and correct complex building system malfunctions independently or collaboratively as part of a maintenance team.
- Respond to facility emergencies and perform immediate repairs to ensure safety and continuity of operations.
- Maintain certifications or formal training in electrical skills and ensure all work is performed in compliance with local, state, and federal regulations, as well as hospital policies.
- Perform regular rounds, maintain detailed logs, complete preventive maintenance (PM) work orders, tests, and inspections, and document results accurately.
- Recommend improvements or modifications to preventive maintenance programs and building system performance.
- Maintain mechanical rooms, shops, tools, and work areas in a clean, organized, and safe operating condition.
- High School Diploma or equivalent (Minimum Required).
- 4 – 6 years’ experience in operational level maintenance and engineering and/or demonstrated experience as a Tech II or equivalent.
- Universal EPA Refrigerant Certification to be obtained within 6 months of hire/promotion.
- Valid driver’s license in good standing.
- Preferred:
Graduation from Trade School. - 6 years’ experience in operational level maintenance and engineering with 4 years’ being hospital experience.
- HVAC Controls or HVAC Mechanic Certification.
