Job Summary
EBSCO seeks an experienced Construction Manager to oversee the planning, execution, and delivery of multifamily and mixed-use development projects, acting as EBSCO's in-house representative and protecting the company's long-term investment interests. This role requires rigorous oversight of development partners, deep technical judgment, proactive risk identification, and a commitment to delivering durable, high-quality assets intended for long-term ownership.
Job Responsibilities Pre-Construction & Design Phase- Review conceptual designs, site plans, massing, and program proposals for alignment with long-term ownership goals.
- Evaluate unit layouts, amenity packages, building systems, and lifecycle efficiency.
- Conduct technical reviews of architectural and engineering documents at each milestone (SD, DD, CD).
- Scrutinize predevelopment budgets, cost estimates, and validate assumptions for hard/soft costs, contingencies, and allowances.
- Review development schedules, procurement strategies, and permitting pathways; flag schedule risks and assist in mitigation.
- Conduct regular site visits to monitor progress, quality, and adherence to plans/specifications.
- Evaluate structural work, MEP installations, building envelope, finishes, and site improvements.
- Review change orders, budget revisions, and use of contingency; advocate for quality and long-term performance.
- Oversee punch list creation/completion, commissioning, and certificate of occupancy milestones.
- Ensure delivery of as-built drawings, O&M manuals, warranties, and property management training.
- Validate building performance during early operations and troubleshoot issues.

-10 + years' experience in construction management, real estate development, or owner's representation (multifamily/mixed-use preferred).
- Bachelor's degree in construction management, engineering, architecture, or related field (master's preferred).
- Strong technical understanding of ground-up construction, building systems, QA/QC, and design coordination.
- Proven experience managing budgets, schedules, contracts, and construction documentation.
- Ability to travel to project sites as needed.
- Relevant credentials (PE, AIA, PMP, CCM, LEED AP) preferred.
- Excellent analytical, communication, negotiation, and organizational skills.
- High integrity, diligence, and commitment to protecting investor interests.
- Must have a valid driver's license and pass a MVR for company liability coverage
- Must be able to lift 35lbs
- Must be able to effectively communicate
- Must be able to successfully navigate construction sites (walking, climbing stairs, ducking).
