Project Manager Overview

Reports To:

Director of Operations

Location:

Field-based — Birmingham metro area; occasional PHC office

Works Closely With:
Director of Project Development, Designer, Lead Carpenter, Lovewood Shop Manager, Admin/Accounting

The Project Manager is assigned during the Design Phase and owns on-site construction execution from pre-construction through final closeout. Responsibilities span scheduling, subcontractor coordination, daily client communication, quality control, billing milestone tracking, and financial accountability across all active projects.

Throughput Focus

Throughput — the rate at which completed, margin‑secure projects move through the pipeline — is PHC’s single most important metric. The PM sits at the center of this. When jobs stay on schedule, trades are properly sequenced, and billings are on time, throughput flows. When schedules slip or subs are poorly coordinated, the ripple effect erodes margins and consumes leadership bandwidth across every active project.

The PM is the operational engine that turns signed contracts into execution.

Design Phase Engagement
  • Participate in the Design Huddle with the Designer and Director of Project Development to review NA forms, budget, and site constraints
  • Review final design packet for constructibility before production handoff
  • Attend sub pricing walk‑through on-site; provide input on internal labor and scope
  • Approve Design-to-Production Handoff with the Director of Operations before construction begins
Contract Signed & Pre-Build
  • Create day‑by‑day construction schedule within 1 business day of contract signing
  • Review material lead times with Designer to align procurement with the construction schedule
  • Confirm sub availability; submit schedule to Director of Operations for approval
  • Coordinate permit applications and tracking in Job Tread
  • Compile Client, Job Site, and PM Binders from the master checklist
Production Kickoff (On-Site)
  • Participate in team‑client introductions; remind clients to use the Client Satisfaction form with every invoice
The PM Is Solely Responsible For
  • Change Order Processing (fewer than 2 trades)
  • Quality Control & Inspections
  • Lovewood On‑Time Delivery to Job Site
Shared Responsibility
  • Design-to-Production Handoff Approval (shared with Director of Operations)
The PM Is Consulted On
  • Production Issue Escalation & Resolution
  • Schedule Adherence — percentage of tasks completed on their scheduled date
  • Subcontractor Schedule Notice — advance notice provided to subs before mobilization
  • Client Communication Compliance — weekly updates delivered on time, every week
  • Change Order Turnaround Time — speed from identification to signed change order
  • Labor Hour Variance — actual hours worked vs. estimated hours on each project
Required Qualifications
  • 3–5+ years of residential construction and/or remodeling project management experience
  • Solid grasp of residential construction sequencing, permitting processes, and trade coordination
  • Proven ability to manage multiple simultaneous projects and maintain productive subcontractor relationships
  • Valid driver’s license; active field presence across PHC’s full service area required
  • Strong written and verbal communication skills; comfortable as the primary client‑facing contact during construction
  • Ability to read and interpret construction plans, structural drawings, and design documents
  • Proficiency with Job Tread project management software, or demonstrated ability to learn it quickly
Preferred Qualifications
  • Experience working under NAHB guidelines and familiarity with Jefferson and Shelby County
  • Prior experience at a design‑build or full‑service remodeling firm
