Position Summary
Timberline Construction Group is seeking an experienced Warranty Manager to oversee post-construction warranty requests for our CDBG and CDBG-DR residential housing programs.
This position will manage warranty issues from initial request through investigation, repair coordination, documentation, verification, and final closeout. The ideal candidate is organized, knowledgeable in residential construction, and able to independently drive issues through completion.
Key Responsibilities- Manage and track warranty requests from receipt through final resolution.
- Determine appropriate corrective action based on project documents, inspections, photos, and warranty requirements.
- Coordinate repairs with subcontractors, vendors, manufacturers, and Timberline personnel.
- Schedule homeowner access, inspections, and repair activities.
- Monitor deadlines and follow up until all work is completed.
- Verify repairs before closing warranty requests.
- Maintain accurate documentation, photos, repair records, and completion dates.
- Provide timely updates to clients, Program Managers, homeowners, and internal leadership.
- Escalate urgent safety concerns, disputed claims, major repair issues, or contractual risks.
- Identify recurring warranty issues and communicate trends to Operations and Quality Control.
- Experience in residential construction, warranty management, quality control, property maintenance, or a related field.
- Strong knowledge of residential construction and building systems.
- Excellent organization, follow-up, communication, and documentation skills.
- Ability to manage multiple active issues independently.
- Experience coordinating subcontractors and construction trades.
- Comfortable working with spreadsheets, electronic records, photos, and project-management systems.
- Valid driver's license and ability to travel as needed.
Preferred:
- Experience with construction warranties, punch lists, callbacks, or post-construction repairs.
- Experience with CDBG, CDBG-DR, FEMA, HUD-funded housing, or disaster recovery programs.
- Familiarity with Procore, Canopy, Salesforce, or similar systems.
We need someone who owns problems through completion. This person will identify what needs to happen, assign responsibility, establish deadlines, follow up, verify the repair, document the outcome, and close the issue.
The right candidate is persistent, organized, responsive, professional, and comfortable working with homeowners, clients, subcontractors, and construction teams.
ScheduleThis is a full-time, hourly position. Work hours may vary based on project needs, warranty activity, travel, and urgent service requirements. Overtime may be available but is not guaranteed.
