The Architect serves as a critical member of LIV Creative Group, a multidisciplinary in-house design team responsible for shaping the vision of LIV Development’s projects. The Architect helps establish a comprehensive design direction for all LIV projects, using precedent imagery and conceptual sketches to set the architectural vision early and ensure it is carried throughout every stage of development. This role balances creativity with technical expertise, guiding external consultants and working closely with internal teams to maintain design intent and cost‑efficiency while upholding LIV’s standards of quality and execution.
Key Responsibilities- Help establish the holistic design vision for new developments, communicating it to internal and external parties using precedent images, sketches, and schematic‑level design drawings.
- Contribute to early‑phase architectural efforts and collaborate on site and massing studies.
- Fully design and detail unique project features or structures.
- Guide external partners throughout design development and construction documentation, ensuring adherence to the original design intent and LIV’s standard of quality and execution.
- Provide design oversight during construction by reviewing submittals, RFIs, and addressing field conditions as they arise.
- Lead and support value engineering efforts and offer cost‑conscious design solutions that maintain quality and creativity.
- Provide insight into code compliance.
- Collaborate on efforts spanning multiple design disciplines including architecture, landscape architecture, interior design, graphic design, signage design, and product design.
- Think holistically and creatively about the user experience on all LIV Development projects, continuously identifying ways to set our properties apart through design.
- 5+ years of experience in architectural design and coordination across project phases.
- Strong conceptual design and visualization skills.
- Proficiency in Revit preferred.
- Experience with 3D rendering software preferred.
- Experience or interest in Interior Design preferred.
- Self‑motivated, highly organized, and proactive problem solver.
- Collaborative team player with the flexibility and desire to engage across various departments, design mediums, and applications.
- Strong communication skills, with the ability to articulate design direction and decisions.
This is an in‑office position based in our Birmingham, AL headquarters with occasional travel to portfolio properties.
