Lease Accounting Specialist

$60,000 - $65,000 + Bonus
Birmingham, AL

Our client is seeking a highly organized and detail-oriented Lease Accounting Specialist to join their corporate team. This position serves as a key link between real estate, accounting, and legal functions, ensuring the accurate administration of lease agreements and related financial obligations across a large portfolio of locations. The ideal candidate will possess strong analytical skills, excellent communication abilities, and the confidence to work directly with landlords, property managers, and internal business partners.

Responsibilities
  • Manage lease‑related financial obligations, including rent payments, CAM reconciliations, taxes, insurance, and other occupancy expenses
  • Review lease agreements to ensure compliance with contractual terms and identify discrepancies, overcharges, or billing issues
  • Monitor critical lease dates, including renewals, rent commencements, terminations, and expirations
  • Serve as the primary point of contact for landlords and property managers regarding lease administration and payment inquiries
  • Partner closely with Finance, Legal, Operations, Construction, and Real Estate teams to resolve issues and support ongoing business needs
  • Research and resolve lease‑related discrepancies while maintaining accurate documentation and audit‑ready records
  • Prepare and review estoppel certificates and other lease‑related correspondence and documentation
  • Maintain lease data and supporting records within lease administration systems, including Pro Lease and Yardi
  • Generate and distribute required landlord reporting, including sales reports and other contractual reporting requirements
  • Identify opportunities to improve processes, strengthen controls, and increase efficiency within lease administration functions
Qualifications
  • Bachelor’s degree preferred
  • Experience in lease administration, lease accounting, property management, commercial real‑estate, accounting, or a related field preferred
  • Advanced proficiency in Microsoft Excel, including data analysis, reconciliations, and reporting
  • Experience with lease administration platforms such as Pro Lease, Yardi, or similar systems strongly preferred
  • Strong understanding of financial concepts and the ability to interpret lease agreements and contractual language
  • Excellent verbal and written communication skills with the ability to build productive relationships with landlords and internal stakeholders
  • Strong negotiation, problem‑solving, and conflict‑resolution skills
  • Exceptional attention to detail, organization, and ability to manage multiple priorities in a deadline‑driven environment
