Federal Realty Investment Trust is seeking an experienced Maintenance Technician to support an Operations Manager with facilities-related activities across the assigned portfolio. The ideal candidate brings a strong maintenance background, preferably in commercial real estate, along with the ability to strengthen the operational effectiveness of the maintenance team.
Responsibilities- Conduct site inspections (to include frequent walking inspections) of the property. Follow appropriate procedures to complete necessary repairs, including but not limited to: identifying and addressing potential safety hazards, sign post straightening/relocating, cold patch temporary pothole repair, basic light bulb replacement and minor electrical work, general painting, general carpentry (e.g., dumpster enclosure slat replacements), patch repair or grinding of concrete and caulk replacement, investigation of roof leaks, and reporting of accumulated trash/bulk items and assisting with removal if necessary.
- Schedule and facilitate regular company vehicle maintenance appointments. Maintain the vehicle in a clean condition. Organize and maintain tools and supplies.
- Communicate regularly with the Operations Manager and other members of the property team (porters, security), promptly reporting and/or resolving existing or potential problems.
- Build and maintain tenant relations, communicate professionally, and provide follow-up to both tenants and internal team members. Project a positive and professional approach at all times.
- Build and maintain a rapport with daily/regular site contractors (security, porters, landscaping), positioning yourself as the go-to person for the property.
- Partner with the Operations Manager to become familiar with scopes of work and help manage contractor progress for site work (asphalt repair, larger-scale painting, concrete replacement, etc.). Follow up with contractors as necessary to ensure projects are completed as contracted.
- Support the electrical contractor and lighting repair process, helping ensure the contractor provides monthly lighting inspection reports and repair proposals. Partner with the Operations Manager to review proposed repairs and follow up with the vendor to ensure the property is appropriately lit at all times. Provide proactive involvement, such as ensuring lighting timers are adjusted for Daylight Saving Time as needed.
- Support marketing, janitorial, security, landscaping, Tenant Coordination, and other departments as needed.
- Perform the job in accordance with all applicable standards, policies, and regulatory guidelines (e.g., OSHA standards) to promote a safe working environment.
- Promote and contribute toward the overall effort in maintaining a high standard in the operation and appearance of the property.
- Perform other maintenance duties as assigned.
- 5+ years in a prior maintenance position required; retail real estate maintenance experience highly preferred.
- High School diploma or equivalent.
- Skilled at using basic hand and power tools.
- Mechanically inclined, with the ability to make sound decisions when solving issues or finding more efficient methods to execute tasks.
- Professional communication skills, both via email and in conversation.
- Ability to organize workload and work independently.
- Excellent workload management skills, with the ability to prioritize and execute efficiently so that tasks are completed appropriately and status is communicated to team members.
