The Vice President of Land (VP of Land) is responsible for overseeing the full lifecycle of land activities for the Division — including land acquisition, due diligence, feasibility, entitlements, design, development, and successful homesite delivery. This role integrates the strategic responsibilities of Land Acquisition with the operational leadership of Land Development to ensure Lennar’s communities are acquired, approved, engineered, developed, and delivered on time and on budget.
As a key member of the Division leadership team, the VP of Land drives strategic land pipeline growth, builds and maintains strong industry partnerships, leads high‑performing teams, and ensures operational excellence across all land‑related functions.
Your Responsibilities on the Team- Identify and source land acquisition opportunities through market research, tax map study, professional networking, and broker/developer relationships.
- Prepare and present comprehensive land acquisition packages (“Green books”) for corporate investment committee approval.
- Negotiate land purchase agreements, development contracts, and design service agreements.
- Maintain land pipeline schedules, homesite takedown schedules, critical dates, inventory reports, and market analyses.
- Assist the Division President with long‑range growth planning and strategic land positioning.
- Lead due diligence processes including financial feasibility, environmental studies, geotechnical investigations, engineering reviews, and risk assessments.
- Manage all aspects of entitlement approvals, including zoning, land use, permitting, and public hearings.
- Oversee budgeting for development and entitlement activities.
- Present at community meetings, governmental hearings, and public forums to support approvals.
- Oversee land development field operations from permit approval through construction, final certification, bond release, and community turnover.
- Ensure accurate design and installation of all improvements including grading, utilities, paving, sidewalks, hardscape, landscape, and community amenities.
- Manage construction schedules, contract documents, land development budgets, SWPPP/NPDES compliance, and permit requirements.
- Lead value engineering efforts to control costs without compromising quality.
- Ensure seamless coordination with Construction to deliver homesites that meet all specifications.
- Establish and maintain strong relationships with developers, consultants, contractors, municipalities, and governing authorities.
- Lead bidding, bid evaluation, and contract negotiations for site improvements.
- Ensure contractors and consultants adhere to Lennar standards, policies, procedures, and all legal and regulatory requirements.
- Resolve issues involving governmental agencies, permitting authorities, and utility providers, including negotiation of utility extension agreements.
- Supervise third‑party HOA management companies and review HOA annual budgets.
- Manage community amenity design, budgeting, and construction.
- Maintain effective resident‑relations plans and lead HOA board meetings when required.
- Lead, coach, mentor, and develop high‑performing teams across acquisition, entitlements, and development.
- Manage field personnel and project managers to ensure effective project coordination across all departments.
- Foster a culture of accountability, collaboration, and continuous improvement.
- Ensure clear communication of lot delivery projections and cash flow expectations.
