LIV Development is actively searching for a Development Associate to add to our team in the Birmingham office. The Development Associate (DA) will work directly with the Director of Development (DD) to create multi-family development opportunities by direct involvement in sourcing, developing, and closing projects to match deal fundamental requirements and deal flow velocity objectives set by the company.

Key Responsibilities

Sourcing of Development Opportunities

  • Researching and determining target markets and specific submarkets to focus efforts.
  • Working with DD to develop network of relationships in target markets to support deal origination.
  • Travel to targeted submarkets to evaluate site and land development opportunities.

Financial Analysis and Site Evaluation

  • Produce financial analysis for each prospective site utilizing LIV underwriting model. Provide detailed back up for all assumptions in underwriting.
  • Assists with site analysis and evaluate overall feasibility for sites, including preliminary site planning and demographic analysis.
  • Research and produce rent comp, sales comp and tax comp analysis for prospective sites.
  • Research and produce pipeline report for current and future projects in corresponding submarket and market.
  • Confirm zoning and permitting approval timelines with various municipalities to develop LOI timelines.
  • Create and produce investment books and investment committee memos for pipeline deals.

Development of Selected Projects

  • Support and/or lead all land due diligence activities. Request and execute proposals, manage consultant work product and timelines, and evaluate reports.
  • Work with legal to review site encumbrances, title or legal issues, and develop strategies to solve them.
  • Support and/or lead design efforts including, but not limited to, procuring design proposals, creating development design schedule and maintaining timelines, assisting on design calls and design decisions, and ensuring programming meets development guidelines for various municipalities.
  • Manage project checklist and development schedule for all active projects with DD.
  • Coordinates with 3rd party design consultants (waterproofing, arborist, environmental, accessibility etc.) to ensure all regulations are met with design.
  • Work directly with the design team and municipalities to understand permit requirements and develop and maintain permitting schedule.
  • Support and/or lead permitting efforts including relationship building with reviewers to ensure as short of permitting timelines as possible.

Administration of Project Closing

  • Coordinate and procure items required by partners for closing. This includes gathering any items required on an equity partner or bank’s closing checklist.
  • Participate in closing process with equity partner and bank.
  • Management of coordination with LIV investment partners. This includes providing final offering documents and procuring signed documents for closing.
  • Support the transition to the construction team after closing.

Skills/Qualifications
  • 2-5+ years’ experience in real estate development or relevant work experience combined with a Bachelor’s or Master’s degree in real estate, engineering, architecture, legal, or land development.
  • A high energy, self-motivated, and results-oriented individual.
  • Proven ability to display a high level of attention to detail, creative problem solving, and organizational skills.
  • Strong communication skills and ability to develop relationships with all members of the deal team.
  • Highly proficient in Excel. Experience with financial modeling is preferred.
  • Capable of multi-tasking and working on multiple projects at same time.
  • Capable of managing a team of design professionals and holding them accountable to work product and deadlines.
  • Strong relationship skills and capable of developing network of relationships for sourcing new development opportunities.
  • Willingness to travel often.
