Position: Maintenance Technician I

Responsibilities
  • Respond to and repair property issues identified by residents throughout the branch city market.
  • Review the calendar each day for assigned work orders to be completed.
  • Ensure all requested repair information is gathered and all appropriate supplies are available.
  • Schedule daily tasks and communicate with residents on expected arrival times.
  • Complete all requested property maintenance within the Main Street Renewal service level agreement (SLA) turn‑around times and scope.
  • Perform property walks, plumbing, electrical, mechanical, HVAC, carpentry repairs as well as external repairs to assets.
  • Close out work orders timely while at the home prior to the next appointment.
  • Communicate with the Austin Support Center and Maintenance Lead and/or Supervisor regarding the status and completion of repairs.
  • Document all completed work by taking before and after photos.
  • Track supplies and tool usage for restocking and servicing.
  • Perform rekeying of properties and other specific repair and/or securing work directly in the pursuit of successful property condition management.
  • Conduct pre‑move‑in audits and repairs prior to a new move‑in.
  • Provide exceptional customer service to MS Renewal residents.
  • Assist and support peers as needed.
  • Continuously learn and develop to progress to the next level within the company (Maintenance Technician II).
  • Perform other duties as assigned.
Qualifications
  • High‑school diploma or GED.
  • At least 1 year of maintenance experience with a single‑family or multi‑family property management company.
  • Vocational/technical school and/or college considered a plus.
  • Basic knowledge of building and property management codes.
  • Knowledge of HVAC, electrical, plumbing, carpentry, lock key and general household repairs.
  • Good communication and written skills.
  • Great organizational and customer‑service satisfaction philosophy.
  • Valid driver’s license (must operate a company vehicle).
  • At least 21 years old.
  • Ability to multi‑task in a fast‑paced work environment.
  • Entry‑level technology knowledge with ability to learn, adapt and grow.
Physical Requirements

Unassisted lifting up to 50 pounds; bending, walking, kneeling, stretching; ability to work on step ladders or extension ladders up to 30 feet; work in confined spaces, indoors and outdoors in all climates, and unclean environments with fumes, dust, and poor ventilation while adhering to company safety requirements and programs.
