Commercial Maintenance Technician

FMM is seeking a motivated professional to fill our Commercial Maintenance Technician position. FMM is a maintenance and construction company servicing both residential and commercial clients nationwide.

Responsible for maintaining, troubleshooting, and repairing all building operating systems on the site. The technician will be assigned to multiple locations and must be available for after‑hour emergency calls.

• Perform preventive maintenance, necessary maintenance, and minor repairs for building mechanical, electrical, HVAC, and plumbing systems.
• Conduct periodic general preventive maintenance on mechanical, electrical, HVAC, and plumbing systems, including lubrication, adjustment, cleaning, replacement of consumables, and testing of equipment.
• Respond to safety, plumbing, mechanical, electrical, and environmental requests via personal contact and work‑order systems.
• Prepare and maintain maintenance logs and records; familiar with preventative maintenance and work‑order software.
• Coordinate contractor, tenant, and management approvals for work orders that require outside contractors; maintain a log of work‑order details.
• Perform all assigned work to ensure the safety of building occupants and continuous operation.
• Adhere to all written operating procedures and maintain organized files.
• Maintain a high standard of customer service and safety across all tasks.
• Make decisions that align with FMM core values of quality, teamwork, integrity, safety, and versatility.

• Minimum 5 years of relevant maintenance experience.
• Basic electrical skills: change out wall receptacles, replace light bulbs and switches, locate lighting circuits, reset breakers.
• Light carpentry: replace trim boards, wall studs, flooring.
• Sheetrock work: replace sheetrock, tape, float, finish texture.
• Light plumbing: replace under‑sink plumbing, install faucets, install water heaters, fix leaks, replace water spigots.
• Basic HVAC troubleshooting: perform preventive maintenance, change air filters.
• Door repairs: install or adjust doors, replace hinges, handles, deadbolts.
• Leak repairs: locate and fix leaks in windows, doors, metal roofs, shingle roofs.
• Painting: paint walls, ceilings, doors, trim.
• Exceptional customer service skills.
• Proactive planning for upcoming repair work.
• Excellent time management.

• High School Diploma.
• Five (5) years of relevant experience.
• Proficiency in computer, text, and email use.
• Ability to handle multiple projects and make decisions using FMM core values.
• Willingness to perform other duties as assigned.

• Must be able to lift up to 15 pounds at a time.
• Must pass a Fit for Duty screening.

USD $24.00 – $29.00 per hour.
