Maintenance Multiskilled Operative (Part-time)

Hourly Rate: £15.91

Expected

Hours:

8 Hours minimum per week, overtimes available.

General Overview:

  • To undertake improvement work, maintenance and repairs to the fabric of the building.
  • The responsibilities will be at the Mailbox Birmingham.
  • To undertake any reasonable duties to maintain all services to the Mailbox in Birmingham
  • To carry out all works in compliance with MITIEs KPI's & SLA's at the Mailbox in Birmingham

Impact:
This role has an important role within the workflow process; the person will be actively involved in developing detailed knowledge, and the maintenance of building fabric on the Mailbox estate where instructed on a planned and reactive basis.

Complexity:

  • To be committed to deliver a minimum 8 Hours a week.
  • Interpret and work from all instructions, drawings and specifications appropriate to their own trade, without supervision.
  • Set up new work appropriate to their own trade using relevant tools, equipment and machinery, without supervision, as appropriate to his/her grade.
  • To maintain workshops, plant rooms and working environments in a clean, tidy and safe condition.
  • Where required, work off tower scaffolding, MEWP's, moveable gantry's, suspended cradles, fixed ladders, and step ladders.
  • To carry out unsupervised maintenance and repairs and report any defects or unusual circumstances.
  • Requirement to learn new techniques with training
    * as necessary.
  • Scope of work will include entering plant rooms, roof elevations, car park, loading bay and mall areas. Occasional exposure to distressing or emotional circumstances could be encountered.
  • To understand the general working of the Mailbox Estate, so that work can be carried out in the most efficient manner, pro-active in developing new ways of working.
  • To understand fully the inter-relationship between various maintenance crafts.
  • To be contacted by radio and/or PDA to receive instructions. This can involve frequent disruption to work patterns.
  • To be knowledgeable of and to work to the current regulations, codes of practice, Health & Safety regulations and all safety rules both MITIE and Statutory.
  • Produce, if necessary, a list of materials to carry out remedial repairs or alterations to current task.
  • Ensure all PPM work is carried out effectively in compliance with maintenance instructions.
  • To maintain plant rooms workshops and working environment in a clean, tidy and safe condition.
  • To record information as required for the operation of the sites CAFM system.
  • To understand the working of painting & carpentry systems within the Mailbox Estate.
  • To deal with new situations as they arise and pass on knowledge to others.
  • To inform immediate Duty Manager of any delays or difficulties encountered.
  • To undertake any other duties as requested by Management, to comply with MITIEs contract KPI's & SLA's.
  • To facilitate access and escort contractors when required.
  • To ensure MITIE's SSOW are always followed.
  • Staff will be employed on work appropriate to their core specialist skill. They will however progressively be suitably trained
    * to acquire elements of extra skills with the intention of reaching levels of flexibility and competence to enable them to achieve and apply the ability where required to perform the above.
  • Pass knowledge gained to others.
  • Perform any other reasonable duties as instructed by your manager
Qualifications / Required Experience
  • The maintenance painter/decorator must have work experience in carpentry, painting and decorating within a guest focused environment.
  • City and Guilds Institute level 2 Plumbing
  • City and Guilds Institute Painting and Decorating Parts 1 and 2.
  • City and Guilds Institute Carpentry Parts 1 and 2.
  • Will have a good working knowledge of painting and decorating & carpentry services.
