Job Overview

As a Community Porter, you will support the success of our property by maintaining common areas, performing unit turns, and ensuring a positive first impression of our apartments.

Centerspace was founded in Minot, North Dakota, in 1970. We operate across nine states, delivering high‑quality apartment homes to thousands of residents, guided by a mission of integrity and service.

Summary

Professionally performs janitorial, grounds keeping, and light maintenance duties on a timely basis.

Expectations

Follow instructions, understand established procedures, and meet deadlines. You will be self‑directed once trained, though guidance is provided initially. Prioritize tasks with assistance as needed.

Essential Duties & Responsibilities
  • General property maintenance and area cleaning
    • Perform housekeeping tasks: sweep, mop, wax, vacuum floors; empty wastebaskets; dust and wipe surfaces; disinfect bathrooms, showers, and bathtubs; clean kitchen and pantry, including all shelves and drawers; clean appliances, exterior and inside drum; sweep and clean fireplace hearths; clean windows, mini‑blinds, and mirrors; sweep and clean balconies and patios; sweep areas directly outside entrances.
    • Clean all common areas as scheduled by supervisor: parking garage, individual offices, clubroom areas, community rooms, model units, corporate apartments, mailbox areas, stairwells, storage areas, and elevators. Perform periodic window cleaning per property schedule.
  • Daily touch‑up cleaning of tour path and show apartments.
  • Assist with light apartment maintenance with introduction to in‑home service requests.
  • Maintain inventory of cleaning products, supplies, and equipment used at the property.
  • Inform supervisor when cleaning supplies are needed; request re‑ordering in a timely manner.
  • Operate within OSHA standards and company safety policies; report safety or risk concerns.
  • May be responsible for snow removal, shoveling, and de‑icing walkways, depending on property needs.
  • Complete apartment unit cleaning for turns.
  • Report unusual or extraordinary circumstances regarding the property or residents.
  • Assist in keeping grounds and building neat and free of litter and dirt; manage weeds, insect control, light snow removal, sanding and salting, filter replacement, and cleaning of exterior surfaces and doors.
  • Assist with preventative maintenance.
  • Provide customer service to residents and team members.
  • Utilize work‑order system for assignments and close out tasks once completed.
  • Other duties as assigned.
Travel

Some local travel may be required.

Education & Experience
  • Preferred: background in custodial work.
Knowledge, Skills & Abilities
  • Language

    Skills:

    interpret safety rules, MSDS sheets, maintenance instructions, and procedural manuals; communicate with supervisor and tenants.
  • Mathematical

    Skills:

    apply basic arithmetic to calculate cleaning solution quantities.
  • Reasoning Ability: apply common sense to written or verbal instructions.
  • Computer

    Skills:

    use internet and web‑based timekeeping software efficiently.
Physical Requirements
  • Constantly (66‑100% of the time): on feet, standing, walking, climbing stairs, bending, stooping, crouching, kneeling; use hands to grasp, grip, turn, and feel; reach above shoulders; push, pull, lift, and carry; operate vacuums and mops; talk and hear. Must be able to lift up to 10 lbs.
  • Frequently (33‑66% of the time): lift or move 10–25 lbs; climb ladders and balance.

    Occasionally (1‑33% of the time): lift or move >25 lbs with assistance or equipment.
