Lead Building Automation System Specialist (LBASS)
The position is responsible for turn‑key execution of projects up to $500,000 or as assigned. The LBASS develops and executes small retrofit and upgrade projects, while functioning as the project superintendent and manager for larger designed projects up to $500,000. The LBASS may also function as the building automation superintendent on projects over $500,000 in coordination with a full‑time Project Manager.
Responsibilities- Develop and execute small retrofit and upgrade projects.
- Serve as project superintendent and manager for larger designed projects up to $500,000.
- Coordinate with full‑time Project Manager for projects over $500,000.
- Design, select, install, program, commission, and verify operations of Building Automation Systems.
- Maintain certifications and credentials on Building Automation Systems.
- Ensure HVAC, lighting, security, and other systems are integrated to meet facility needs.
- Support, train, coach, and mentor team members on installation, programming, and verification.
- Lead pre‑construction activities: coordination of design, sequence of operations, project turnover, and accounting system setup.
- Verify system compliance with plans, specifications, and change orders.
- Inspect, program, and troubleshoot controllers and integrated systems.
- Diagnose, test, and analyze performance of system components.
- Design graphical user interfaces for controlled systems.
- Provide program modifications to achieve proper system operation.
- Resolve malfunctions and recommend improvements.
- Consult with other trades on issues impacting system performance.
- Assist in project close‑out, commissioning, and owner training.
- Ensure projects are completed on‑time, on‑budget, and without compromising safety standards.
- Plan, forecast, schedule, and coordinate labor, materials, and subcontractors.
- Record and document changes in scope for processing as change orders.
- Maintain accurate productivity tracking and address deficiencies.
- Compile job documentation such as checkout sheets, as‑built documentation, commissioning documentation, certificates of completion, training forms, and punch lists.
- 5 years of experience working with mechanical systems.
- 5 years of Building Automation experience.
- 3 years of programming experience.
- Niagara certified or ability to obtain certification within 1 year.
- Authorization to work in the US without sponsorship.
