This position is responsible for providing an intermediate level of expertise in responding to work orders, troubleshooting, and providing preventive maintenance on the facility HVAC and mechanical equipment in an industrial, large commercial, or logistics distribution environment including clean rooms.
Responsibilities- Perform preventive, predictive and corrective maintenance on a wide variety of industrial or commercial facility HVAC equipment.
- Ensure optimal and continuous operation of mechanical systems by performing routine inspections and maintenance, monitoring metering equipment and adjusting levels as necessary.
- Identify and correct any safety‑related issues and perform independent equipment evaluations to identify potential equipment failures.
- Operate, maintain, diagnose, troubleshoot, and repair ventilation equipment, pumps, fans, chillers, rooftop AHUs, split systems, compressors, refrigeration, and other mechanical equipment as needed.
- Utilize the building automation system to track building conditions and the operation of facilities equipment.
- Provide a level of expertise in the efficient operation of all HVAC systems.
- Recharge refrigerant levels, check for leaks, and ensure the refrigerant cycle is functioning correctly in air conditioning and refrigeration systems.
- Utilize strong mechanical and electrical skills to complete assignments.
- Perform preventive and predictive maintenance on HVAC control and operating systems as scheduled from a Computerized Maintenance Management System (CMMS).
- Respond and provide service and feedback to the customer on all work orders while assuring compliance with codes, regulations, and industry standards.
- Follow proper safety guidelines such as job hazard analysis, lockout/tagout, and wear PPE as required.
- Operate various measuring, diagnostic, and testing instruments to help provide energy efficiency solutions.
- Comply with Good Laboratory Practices (GLP).
- Maintain a strict schedule to be successful in the assignment.
- Perform other duties as assigned by Management or Lead.

- Balance workload and multiple tasks while focusing on attention to detail and prioritizing assignments.

- Utilize Microsoft Office Suite such as Word, Excel, and Outlook.
- Communicate clearly via phone.
- Work closely with customers during site emergencies.
- Accurately document electronic and paper cataloging systems to provide information to customers or regulatory personnel.
- Strive for quick complaint resolution to resolve problems on the first call and avoid escalation of issues.
- High school diploma or demonstrated equivalent.
- Three years of experience as an HVAC/R maintenance technician in industrial and/or commercial environments or demonstrated equivalent combination of education and experience.
- Ability to work in an aerial lift or scissor lift at heights up to 30 feet or higher.
- Excellent verbal and written communications.
- Excellent interpersonal skills, i.e., listening to customer needs, articulating a path forward and giving solutions that provide value to the customer.
- Ability to pass a medical evaluation for respirator use and successfully complete a fit test for several types of respirators.
- Qualified applicants who are offered a position must pass a pre‑employment substance abuse test.
- Ability to obtain a security access badge at the client’s location.
- Ability to read and understand information contained in a variety of documents or displayed on a computer screen.
- Demonstrated fluency in computer use including the full Microsoft product line.
- Ability to obtain an appropriate driver’s license issued by the State Department of Motor Vehicles, as requested.
- Must be able to obtain and maintain facility credentials or authorization.
