The Leasing Consultant is responsible for the leasing process from introduction to actual occupancy, including conveying the benefits of the apartment community as a representative of the entity, for potential residents to maximize occupancy and overall profitability.

The Leasing Consultant is responsible for the leasing process from introduction to actual occupancy, including conveying the benefits of the apartment community as a representative of the entity, for potential residents to maximize occupancy and overall profitability.
Compensation:
Non-exempt/Hourly. Position eligible for overtime. Bonuses are based on on-site compensation plan.
- Warmly greets visitors, prospective renters, and current residents.
- Provides potential tenants with brochures, information, and tours of facilities and available units.
- Consults with prospective tenants to identify requirements and budgets then matches these needs with available properties.
- Ensures available and model apartments are fresh and tidy.
- Conducts background and credit checks and verifies other references as directed by property management.
- Prepares leases for Property Manager’s review and approval; obtains signatures from management and tenants.
- Coordinates move-in dates, materials, and processes.
- Prepares move-in materials.
- Creates, develops and maintains a wait list as needed.
- Tours property daily to ensure it is neat, tidy, attractive, and in good repair.
- Manages the use of shared facilities such as fitness and recreation areas, laundry facilities, and meeting or gathering spaces.
- Assists with record keeping, filing, bookkeeping, and paperwork as required.
- Creates, develops and maintains a list of promotions and discounts.
- Develops and implements marketing strategies to attract renters.
- Deliver resident gifts, inspect units on move-in day to ensure units are ready, and assist with planning/hosting Resident functions
- Performs other related duties as assigned.
In addition to the performance of the essential functions, this position may be required to perform a combination of the following supportive functions.
- Works with Property Manager to drive all marketing programs, campaigns, and vendor relationships per market surveys and company sales goals.
- Transport funds to the bank as required by company policy.
- Assists with resident events and marketing needs when necessary.
- Demonstrate complete knowledge of the features and benefits of the community as well as trends and features of the local market to better position the entity’s offerings versus competitors.
- Outgoing, friendly attitude and ability to make others feel welcome and comfortable.
- Excellent interpersonal skills with good sales and customer service skills.
- Excellent verbal and written communication skills.
- Detail-oriented and organized.
- Proficient in Microsoft Office Suite or related software.
Experience:
Any combination of education and experience equivalent provides the required knowledge, skills, and abilities.
At least two years of related experience is preferred.
Communication:- Strong communication skills are needed.
- Ability to convey information and ideas.
- Ability to deal effectively with vastly diverse groups of people
Valid Driver’s License
