About the Role

Beechen & Dill Homes is looking for a Land Acquisition Specialist to support the identification and evaluation of residential land opportunities throughout Chicago's western and southern suburbs.

This is an early‑career opportunity for someone who has a foundation in real estate, land development, finance, construction, urban planning, or a related field and wants to build a career in residential land acquisition. You will work closely with company leadership and experienced professionals while developing your skills in market research, property evaluation, due diligence, and acquisition.

What You'll Do

• Research potential residential land opportunities and emerging development areas.
• Assist with maintaining the company's land acquisition pipeline.
• Research property ownership, zoning, land use, market conditions, and development considerations.
• Assist with preliminary financial analysis, budgets, and acquisition evaluations.
• Help coordinate due diligence activities, including title, environmental, zoning, surveys, utilities, and other reports.
• Support communication with landowners, brokers, municipalities, consultants, and other industry contacts.
• Assist with letters of intent, purchase agreements, and other transaction documents.
• Track acquisition activities, deadlines, and next steps.
• Prepare research and summaries for company leadership.
• Visit prospective properties and attend meetings throughout the Chicago suburbs.
• Work with development, construction, finance, legal, and outside consultants as opportunities progress.

Success in this role means becoming a reliable member of the land acquisition team and steadily developing the knowledge and judgment needed to take on greater responsibility.

In your first year, you will be expected to:

• Develop a strong understanding of Beechen & Dill's land acquisition criteria.
• Maintain accurate and organized research and pipeline information.
• Identify relevant land opportunities and provide useful preliminary research.
• Develop working knowledge of zoning, entitlements, due diligence, and residential development.
• Build professional relationships with brokers, landowners, municipalities, and other industry contacts.
• Complete assigned analysis and follow‑up accurately and on time.
• Demonstrate increasing independence as your knowledge of the business grows.

What You'll Bring

• 0-3 years of experience in real estate, land development, finance, construction, urban planning, or a related field.
• Strong interest in residential real estate and land development.
• Strong research, analytical, and organizational skills.
• Proficiency with Microsoft Excel and Microsoft Office.
• Strong written and verbal communication skills.
• Ability to manage multiple priorities and follow through on details.
• Willingness to learn and develop within the role.
• Bachelor's degree in Real Estate, Finance, Business, Engineering, Construction Management, Urban Planning, or a related field preferred.
• Valid driver's license and ability to travel locally as needed.

Compensation & Benefits

• Base Salary: $65,000-$85,000
• Health Insurance
