Role SummaryThe Porter assists in carrying out the maintenance processes of the property, including corrective, preventative, routine, and cosmetic maintenance. Under the supervision of the Maintenance Supervisor and Community Manager, the Porter supports the make‑ready process consistent with the property’s operational objectives.
Essential Duties & Responsibilities- Attend the community on a regular/daily basis.
- Clean, remove trash, and maintain grounds, buildings, breezeways, and all interior and exterior community common areas.
- Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner.
- Inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns.
- Assist in maintaining a preventive maintenance program that extends the life of the community while minimizing future repairs.
- Maintain a well‑organized and adequately stocked maintenance shop while adhering to safety standards and OSHA guidelines.
- Assist the Maintenance Supervisor in maintaining the hazard communications program and promote safe work practices.
- Participate in unit inspections as requested.
- Manage excellent customer service and monitor service request turnaround and responsiveness.
- Enforce community policies as delegated by the immediate supervisor.
- High School Diploma or Equivalent.
- Basic computer skills and proficiency with on‑site software functions.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
- Regularly move between work sites and traverse flat and uneven terrain.
- Ascend and descend ladders, stairs, ramps, and step stools; work in an overhead position; perform repeated motions; lift and place objects up to 100+ lbs.
- Operate motor vehicles and/or golf carts; work overtime, weekends, on‑call nights, and in hazardous chemical environments.
