Position Overview

We are seeking a Facilities Technician to support operation, inspection, and maintenance processes for mechanical, electrical, and plumbing equipment and systems in assigned facilities. Perform inspections and repairs to assigned property interior and exterior areas, including walls, flooring, installed fixtures, roofing systems, lighting, and more.

Day-to-Day Responsibilities
  • Perform the repair, maintenance, restoration, and replacement of various components of the physical structure of the buildings.
  • Maintain and repair locks, locking mechanisms, closers, doors, furniture, and controllers.
  • Maintain and complete documentation for fire extinguishers, safety showers, eye wash stations, and other building systems.
  • Maintain and repair plumbing components including toilets, urinals, lavatories, flush valves, sinks, drains, water heaters, piping, and sump pumps.
  • Prepare, prime, and paint building interior and exterior surfaces and perform general maintenance tasks.
  • General interior maintenance – hang pictures, install keyboard trays, repair office furniture systems.
  • Complete special tasks that include painting, locksmith work, tenant services requests, and general maintenance as assigned.
  • Move office furniture, machinery, equipment, and other materials as requested.
  • Perform assigned facility inspections and due diligence efforts, reporting on as‑found conditions impacting client occupancy and operations.
  • Respond to emergency situations for the purpose of resolving immediate safety concerns.
  • Comply with all safety procedures, maintaining good housekeeping and safety of work areas.
  • Recognize danger and safety hazards and propose methods to eliminate them.
  • Comply with policies for the safe storage, usage, and disposal of hazardous materials.
  • Participate in ongoing technical, safety, and operational process training programs.
  • Maintain a clean and safe work environment.
  • Clean HVAC coils, change filters and belts.
  • Complete hazard assessments as necessary.
  • Document work performance and materials procurement as directed.
  • Help in overseeing the schedule execution of calibration service for all areas.
  • Initiate quality events related to OOT / OOS condition of equipment.
  • Troubleshoot equipment and call in vendors onsite for emergency service when needed.
  • Perform vehicle safety inspection.
  • Perform other related work as required and assigned.
Required Qualifications
  • High school diploma or equivalent.
  • 2–3 years of relevant experience in general building repair, maintenance, basic plumbing, and electrical.
  • Physical capability to lift, carry, and push tools, equipment, and supplies weighing 50 pounds or more.
  • Experience using power tools and equipment and driving motorized vehicles.
Other Requirements
  • Strong written and verbal communication skills.
  • Mechanical and electrical aptitude.
  • Ability to interpret maintenance manuals, wiring diagrams, and operational documents.
  • Ability to work in all weather conditions and environments.
  • Problem‑solving ability for routine situations with limited variables.
Preferred Qualifications
  • Completion of an applicable technical training program.
  • Certification for powered vehicular equipment operation (fork trucks, aerial lifts, etc.).
  • Experience with building automation systems.
  • Knowledge of HVAC systems and controls.
  • Experience with preventive maintenance programs.
  • Familiarity with safety regulations and compliance requirements.
  • Basic computer skills for documentation and reporting.
Work Schedule

Second Shift – Monday through Friday, 3:00 pm to 11:30 pm.

Location

On‑site – Bloomington, IN.
