SummaryAsa Maintenance Technician
III, you will be responsible for providing unparalleled service to our residents by maintaining and improving the overall appearance of the property. Being a successful member of our team does not just take technical skills, it takes a passion and instinct for caring to change lives and strengthen teams.
- Assess, troubleshoot, and complete required repairs on appliances, plumbing, electrical, and HVAC systems
- Coordinate and organize projects, daily service requests, and assignments with supervisor, vendors, and other team members
- Ability to train, supervise and mentor junior maintenance staff
- Ensure the physical aspects of the apartment meet company standards and applicable laws by diagnosing problems, making repairs, tracking accomplishments and performing necessary follow‑up
- Ensure unoccupied apartments are ready for occupancy by performing various and as‑needed electrical, HVAC, EPA, plumbing, carpentry, appliance repair, and other miscellaneous equipment maintenance and repairs, painting, and overall apartment cleaning and other miscellaneous activities as necessary or as directed
- Assist the property manager or other team members when requested with special projects or requests
- Contribute to the achievement of occupancy goals by effectively performing maintenance duties, which promote a quality living experience for residents
- Complete maintenance service requests, document the status of each request and ensure that appropriate follow‑through occurs
- Perform electrical repairs on items such as appliances, fixtures, switches, outlets, etc., and install ceiling fans as well as indoor and outdoor light fixtures
- Perform repairs on air conditioner, heating units, and refrigeration units (use of refrigerant recovery equipment requires proper certification)
- Perform plumbing work such as clearing stoppages, replace/repair fittings, faucets, and toilets. Complete minor re‑piping including the soldering of copper pipes
- Replace broken glass, tile, carpet, screens, garbage disposals, fixtures, appliances, window coverings, locks
- Perform carpentry work, such as repairing/replacing doors, windows, closet bi‑fold or sliding doors and building shelves
- Repair concrete steps, stoops, patios, fencing, and signage when required
- Paint and decorate apartments, hallways, etc., as directed by management
- Complete appropriate apartment make‑ready procedures for move‑ins within established turnover time frames
- Oversee work of sub‑contractors hired by the company to work at the community
- Complete daily maintenance of grounds and common areas including but not limited to all lighting, snow removal, trash removal, vehicle maintenance, etc.
