Sand Property Maintenance is seeking a dependable and skilled Roaming Maintenance Technician to support apartment communities throughout the West Twin Cities Metro, with Bloomington Southview LP serving as the primary assigned location.

The Roaming Maintenance Technician is responsible for completing resident work orders, preventive maintenance, unit-turn repairs, and general building and grounds maintenance. This position works across multiple properties and requires regular travel between assigned locations during the workday. Most daily assignments will be at newer apartment communities, although occasional assistance may be needed at other Twin Cities properties as operational needs change.

This is a regular, full-time position with an hourly pay range of $24.00 to $29.00
, based on relevant skills and experience.
There is no on-call requirement for this position.

ESSENTIAL FUNCTIONS

Respond promptly and professionally to resident work orders and complete repairs in a timely manner.

Communicate work-order status, completed repairs, needed follow-up, and potential resident charge-back items to the appropriate Property Manager.

Perform preventive maintenance on building systems, equipment, and property components, including mechanical, electrical, HVAC, refrigeration, and plumbing systems.

Inspect HVAC, boiler, and other mechanical components according to established schedules and maintain required records.

Complete repairs and maintenance necessary to prepare apartment homes for new residents.

Travel between assigned properties in the West Twin Cities Metro during the workday to complete scheduled maintenance assignments.

Assist with maintaining building exteriors, grounds, common areas, and overall curb appeal.

Assist with seasonal property needs, including snow and ice removal.

Perform light siding, roofing, concrete, carpentry, drywall, and touch-up painting repairs within the scope of the position.

Monitor maintenance supplies and parts, communicate purchasing needs, and help maintain an adequate inventory.

Keep maintenance shops, storage areas, tools, equipment, and work spaces clean, safe, and organized.

Communicate property concerns, safety issues, recurring maintenance problems, and other significant matters to the Property Manager or appropriate leadership team member.

Follow applicable safety procedures, manufacturer instructions, company policies, and property maintenance standards.

Perform other job-related duties as assigned to support property operations.

SKILLS AND KNOWLEDGE

Appliance repair: Ability to diagnose and repair common household appliances, including refrigerators, ranges, dishwashers, washing machines, dryers, microwaves, air-conditioning units, and garbage disposals.

Plumbing: Ability to diagnose and repair leaks involving materials such as copper and PVC and to repair or replace faucets, toilets, showers, bathtubs, and other plumbing fixtures. Ability to replace zone valves on baseboard-style heating systems is preferred.

Electrical: Ability to diagnose and complete routine repairs involving light fixtures, switches, GFCI receptacles, doorbells, and low-voltage systems.

Carpentry and building repair: Ability to complete repairs involving cabinets, doors, flooring, ceilings, walls, roofs, drywall, window and door trim, and baseboards.

Irrigation: Ability to start up and shut down irrigation systems, troubleshoot operating issues, repair damaged heads and lines, and program irrigation controls.

HVAC: Ability to diagnose and repair HVAC equipment, including furnaces, boilers, central air-conditioning systems, and air handlers.

Professional written and verbal communication skills.

Ability to communicate respectfully and effectively with residents, coworkers, vendors, Property Managers, and leadership.

Basic computer skills, including experience with Microsoft Word, Excel, and Outlook. Experience with Yardi or similar property-management software is preferred.

Ability to work independently, manage changing assignments, and use sound judgment with limited supervision.

Strong organization, prioritization, troubleshooting, and time-management skills.

EDUCATION AND EXPERIENCE

High school diploma or GED.

Two to five years of experience in a maintenance or related skilled-trades position.

Working knowledge of plumbing, electrical systems, appliance repair, carpentry, and HVAC systems.
