Executive General Manager Developer / Property
Reporting to: Board of Directors (BOD)
Subordinates: All Functional General Managers (Construction, Finance, Marketing, Commercial, Legal, HR, etc.)
The Executive General Manager will serve as the primary bridge between the Board’s strategic vision and the company’s operational execution. You will hold full P&L responsibility and provide high-level leadership to all department heads to ensure the successful delivery of property development projects, from land acquisition and design to construction and final handover.
Key ResponsibilitiesStrategic Leadership: Translate BOD directives into actionable operational strategies and ensure all departments are aligned with the company’s annual milestones and long-term growth.
Full Project Lifecycle Oversight: Supervise the end-to-end development process, including feasibility studies, land acquisition, master planning, licensing, construction, and property management.
Cross-Functional Coordination: Lead and synchronize all General Managers of various departments to eliminate silos, ensuring seamless communication and operational efficiency.
Financial & Performance Management: Oversee the consolidated budget, monitor project cash flows, and ensure the company achieves its profitability targets through cost-control and revenue optimization.
Quality & Technical Excellence: Leverage technical expertise (Civil/Architecture) to ensure that all projects meet premium quality standards, safety regulations, and innovative design benchmarks.
Risk Management & Compliance: Identify potential operational, legal, and financial risks early in the development cycle and implement effective mitigation strategies.
Stakeholder Management: Represent the company in high-level negotiations with contractors, consultants, government authorities, and strategic partners.
Education & ExperienceEducation: Bachelor’s Degree (S1) in Civil Engineering or Architecture is mandatory. A Master’s Degree (S2) in Management, Business Administration (MBA), or Real Estate is highly preferred.
Experience: Minimum of 15 years of progressive experience in the Property Development industry, with at least 5–8 years in a Senior Management role (GM or higher).
Proven Track Record: Demonstrable success in managing large-scale projects such as high-rise buildings, township developments, or integrated mixed‑use complexes.
Core CompetenciesHolistic Industry Knowledge: Deep understanding of the Indonesian property market, including land laws, licensing (PBG/SLF), and construction cost management.
Multi-Disciplinary Leadership: Proven ability to lead senior managers across diverse functions (e.g., managing Finance and Marketing teams despite a Technical background).
Business Acumen: Strong command of Project Feasibility Studies, Profit & Loss (P&L) statements, and ROI analysis.
Strategic Thinking: Ability to anticipate market trends and pivot operational strategies accordingly.
Communication: Exceptional negotiation and presentation skills, with the ability to influence stakeholders at the Board level.
