AssistantProject Manager Qualifications
- 4‑Year Degree in Construction Management or similar OR relevant experience as Project Engineer in Commercial Construction
- 1–3 years experience in the commercial construction industry as a Project Engineer/Field Engineer
- Familiarity with construction industry computer software
- Proficient use of all Microsoft Office Suite programs
- Share responsibility for project success, including safety, schedule, profitability, quality, and customer satisfaction.
- Participate in many aspects of the business development process, including client contacts, relationships, proposals, presentations, and negotiations for selected projects.
- Help maintain professional working relationships with owners, architects, engineers, and subcontractors.
- Champion the orderly, timely transition of projects from the estimating phase to the field. Transition includes project review meetings that encompass contract requirements, general conditions, schedules, budgets, subcontracts, and purchase order agreements.
- Coordinate with the Project Superintendent and Project Manager the means and methods required for the successful and profitable execution of the work.
- Be an integral part of the procurement schedule. Pay special attention to prevention and documentation of delays or changes.
- Use available reports to manage costs and prepare accurate cost projections.
- Review and execute all change orders, supplements, and cost control budget adjustments.
- Assist in managing all billings to ensure timely submission of payment applications and collection of payments from the owner to maintain a positive cash flow position.
- Be responsible for the timely preparation and execution of purchase order agreements and subcontracts concerning insurance certificates, bonds, and the appropriate lien waivers.
- Provide feedback to estimators for use in future bidding or negotiations, especially subcontractor performance evaluations.
